- The United States Government seeks to lease office space consisting of approximately 6.270 - 6,930 rentable square feet in Baltimore, Maryland within the following delineated area: Space must be located within the area bounded by or fronting on the following: Start at S Broadway and the Northwest Harbor. Takes S. Broadway north to Fleet St. Take Fleet St west to S. Broadway. Take S. Broadway north to E Baltimore St. Take E Baltimore St east to N Haven St. Take N Haven St north to Ashland Ave. Take Ashland Ave east to Iris Ave. Take Iris Ave north to E Eager St. Take E Eager St east to Lyon St. Take Lyon St northeast to N Macon St. Take N Macon St North to Erdman Ave. Take Erdman Ave Northwest to Wright Ave. Take Wright Ave east to Orville Ave, Take Orville Ave northeast to E Federal St., Take E federal St east to end. The congressional district Boundary is used for the AOC boundary until Bowleys Ln. north of Lorelly Ave. Take Bowleys Ln south to Moravia Park Dr. Take Moravia Park Dr southeast to Pulaski Hwy.Take Pulaski Hwy east to the county line. The county line boundary to German Hill Rd. Take German Hill Rd west to Dundalk Rd. Take Dundalk Rd north to O'Donnell St. Take O'Donnell St west to S Ponca St. Take S Ponca St south to I-895 Take I-895 south to the Patapsco River. The Patapsco River and the Northwest Harbor is the southwest border of the AOC. The space is required for sixteen months (twelve months firm) commencing August 17, 2009. Fully serviced leases are sought. The space should yield a maximum of 5,650 - 5,800 ANSI/BOMA usable square feet. Parking is required for 3 vehicles. The offered space must meet Government requirements for Fire Safety and Handicapped Accessibility. Contiguous space located on one floor is preferred. Building must include a loading dock or acceptable alternative. Freight elevator or passenger elevator used for freight is required if space is above or below ground level. Elevator must be equipped to handle heavy loads and large enough to accommodate a standard pallet (48" x 40") without breaking down pallet. SUBMISSION REQUIREMENTS: Expressions of interest must be submitted in writing and should include the following information at minimum (This is not an invitation for bids or a request for proposals): •Building name/address; •Legal property description, recent survey, and property identification numbers (PIN); •Location of space in the building and date it will be available; •One-eighth inch scale drawing of space offered; •ANSI/BOMA defined office area/useable square feet (USF); •Rentable Square Feet (RSF) offered and rental rate per square foot, specifying services, utilities, and tenant improvement allowance included •Common Area Factor used to determine the RSF; •Name, address, telephone number, and email address of authorized contact; •In cases where an agent is representing multiple ownership entities, written acknowledgement, and •Permission to represent multiple owners for the same submission. AUTHORIZED CONTACTS: GSA is using a tenant broker to represent the Government in lease negotiations for this transaction. In no event shall a potential offeror enter into negotiations or discussions concerning a space to be leased with representatives of any Federal agency other than the authorized officers and employees of the General Services Administration (GSA) or their authorized representative ULG-Equis.
