Description
The United States Government seeks to lease office space consisting of approximately 6,935 - 7,665 rentable square feet in Mesquite, TX within the following delineated area: Space must be located within the area bounded by or fronting on the following: An area generally inclusive of Mesquite, Sunnyvale and parts of Garland, Texas more fully described as follows: Starting in NW corner at the intersection of Buckner Blvd and St Hwy 78; Northeast on St Hwy 78 to its intersection with Peavy Rd; Southeast on Peavy Rd to its intersection with railroad tracks; North on railroad tracks to its intersection with Gus Thomasson Rd; Southeast on Gus Thomasson Rd to its intersection with Ferguson Rd; Northeast on Ferguson Rd to its intersection with I-635; Northwest on I-635 to its intersection with Garland Ave (St Hwy 78); Northeast on Garland Ave (St Hwy 78) to its intersection with Kingsley Rd; East on Kingsley Rd to its intersection with Saturn Rd; North on Saturn Rd to its intersection with W Miller Rd; East on W Miller Rd to its intersection with 1st St; South on 1st St to its intersection with Centerville Rd; Northeast on Centerville Rd to its intersection with E Miller Rd; East on E Miller Rd to its intersection with Lake Ray Hubbard shoreline; Follow Lake Ray Hubbard shoreline southeast, then south to its intersection with Dallas/Kaufman County boundary; South on Dallas/Kaufman County boundary to its intersection with I-20; West on I-20 to its intersection with Lawson Rd ; Northeast on Lawson Rd to its intersection with McKenzie Rd; Northwest on McKenzie Rd to its intersection with Lakeside; Southwest on Lakeside to its intersection with Belt Line Rd S; North on Belt Line Rd S to its intersection with South Mesquite Creek; Northwest on South Mesquite Creek to its intersection with Bruton Rd; West on Bruton Rd to its intersection with Sam Houston Rd; Northwest on Sam Houston Rd to its intersection with Forney Rd; West on Forney Rd to its intersection with Big Town Blvd; North on Big Town Blvd to its intersection with I-30; Northeast on I-30 to its intersection with Motley Dr; North on Motley Dr to its intersection with Oates Dr; West on Oates Dr to its intersection with Ferguson Rd; Southwest on Ferguson Rd to its intersection with Buckner Blvd; Northwest on Buckner Blvd to start. The space is required for Sixteen Months (Twelve Months Firm) commencing August 17, 2009. Fully serviced leases are sought. The space should yield a maximum of 6,500 ANSI/BOMA usable square feet. Parking is required for three vehicles. The offered space must meet Government requirements for Fire Safety and Handicapped Accessibility. Contiguous space located on one floor is preferred. Building must include a loading dock or acceptable alternative. Freight elevator or passenger elevator used for freight is required if space is above or below ground level. Elevator must be equipped to handle heavy loads and large enough to accommodate a standard pallet (48" x 40") without breaking down pallet. SUBMISSION REQUIREMENTS: Expressions of interest must be submitted in writing and should include the following information at minimum (This is not an invitation for bids or a request for proposals): •Building name/address; •Legal property description, recent survey, and property identification numbers (PIN); •Location of space in the building and date it will be available; •One-eighth inch scale drawing of space offered; •ANSI/BOMA defined office area/useable square feet (USF); •Rentable Square Feet (RSF) offered and rental rate per square foot, specifying services, utilities, and tenant improvement allowance included; •Common Area Factor used to determine the RSF; •Name, address, telephone number, and email address of authorized contact; •In cases where an agent is representing multiple ownership entities, written acknowledgement, and •Permission to represent multiple owners for the same submission. AUTHORIZED CONTACTS: GSA is using a tenant broker to represent the Government in lease negotiations for this transaction. In no event shall a potential offeror enter into negotiations or discussions concerning a space to be leased with representatives of any Federal agency other than the authorized officers and employees of the General Services Administration (GSA) or their authorized representative Todd Phillips.
