Description
The United States Government seeks to lease office space consisting of approximately 6,935 - 7,665 rentable square feet in Bedford, TX within the following delineated area: Space must be located within the area bounded by or fronting on the following: An area generally inclusive of Bedford, Euless, Colleyville, Southlake and Grapevine, Texas more fully described as follows: Starting in the NW corner at the intersection of TW King Rd and Tarrant\Denton county line: East on Tarrant\Denton county line to its intersection with the west shoreline of Lake Grapevine; Southeast on the west shoreline of Lake Grapevine to its intersection with Silver Lake Branch; South on Silver Lake Branch to its intersection with State Hwy 26; Northeast on State Hwy 26 to its intersection with State Hwy 121; Northeast on State Hwy 121 to its intersection with the Tarrant\Dallas county line; South on the Tarrant\Dallas county line to its intersection with Frye Rd; West on Frye Rd to its intersection with Trinity Blvd; West on Trinity Blvd to its intersection with American Blvd; North on American Blvd to its intersection with S Pipeline Rd; West on S Pipeline Rd to its intersection with Raider Dr; North on Raider Dr to its intersection with W Pipeline Rd; West on W Pipeline Rd to its intersection with Brown Trail; North on Brown Trail to its intersection with Queens Way; East on Queens Way to its intersection with Hurst\Bedford city limits; North on Hurst\Bedford city limits to its intersection with Shady Lake Dr; West on Shady Lake Dr to its intersection with Brown Trail; North on Brown Trail to its intersection with Cheek Sparger Rd; West on Cheek Sparger Rd to its intersection with Mid Cities Blvd; West on Mid Cities Blvd to its intersection with Martin Rd; West on Martin Rd to its intersection with Precinct Line Rd; North on Precinct Line Rd to its intersection with Colleyville city limit; East, then north on Colleyville city limit to its intersection with Southlake city limit; West on Southlake city limit to its intersection with Davis Blvd; North on Davis Blvd to its intersection with Southlake Blvd (FM1709); East on Southlake Blvd (FM1709) to its intersection with N Peytonville Ave; North on N Peytonville Ave to its intersection with Dove Rd; East on Dove Rd to its intersection with State Hwy 114; Northwest on State Hwy 114 to its intersection with TW King Rd; North on TW King Rd to its intersection with Tarrant\Denton county line; East on Tarrant\Denton county line to start. The space is required for Sixteen Months (Twelve Months Firm) commencing August 17, 2009. Fully serviced leases are sought. The space should yield a maximum of 6,500 ANSI/BOMA usable square feet. Parking is required for three vehicles. The offered space must meet Government requirements for Fire Safety and Handicapped Accessibility. Contiguous space located on one floor is preferred. Building must include a loading dock or acceptable alternative. Freight elevator or passenger elevator used for freight is required if space is above or below ground level. Elevator must be equipped to handle heavy loads and large enough to accommodate a standard pallet (48" x 40") without breaking down pallet. SUBMISSION REQUIREMENTS: Expressions of interest must be submitted in writing and should include the following information at minimum (This is not an invitation for bids or a request for proposals): •Building name/address; •Legal property description, recent survey, and property identification numbers (PIN); •Location of space in the building and date it will be available; •One-eighth inch scale drawing of space offered; •ANSI/BOMA defined office area/useable square feet (USF); •Rentable Square Feet (RSF) offered and rental rate per square foot, specifying services, utilities, and tenant improvement allowance included •Common Area Factor used to determine the RSF; •Name, address, telephone number, and email address of authorized contact; •In cases where an agent is representing multiple ownership entities, written acknowledgement, and •Permission to represent multiple owners for the same submission. AUTHORIZED CONTACTS: GSA is using a tenant broker to represent the Government in lease negotiations for this transaction. In no event shall a potential offeror enter into negotiations or discussions concerning a space to be leased with representatives of any Federal agency other than the authorized officers and employees of the General Services Administration (GSA) or their authorized representative Todd Phillips.
