- UNITED STATES GOVERNMENT Seeks Leased Office Space in Orlando, FL The United States Government seeks to lease office space of 2,000 ANSI/BOMA Office Area Square Feet (OASF) in Orlando, FL, within the following Delineated Area: The Central Business Area of Orlando plus the following delineated area (both sides of the streets): North: Curry Ford Road to South Ferncreek Avenue to E. Kaley St. to W. Kaley Avenue to I-4 •East: 436 •South: 528 •West: I-4 to 528 First preference will be given to buildings meeting the Government’s requirements with the Central Business Area. Space should not be located within a 100 year flood plain. The proposed lease term is for ten (10) years, five (5) years firm. Contiguous space on one floor is required on or above the 2nd floor of no more than a three story building. Space must be located in a prime commercial office district with attractive, prestigious, professional surroundings with a prevalence of modern design and/or tasteful rehabilitation in modern use. Space should not be located near schools, railroad tracks, in an industrial area, etc. and space should be offered in buildings with minimal public contact. All services, utilities and tenant improvements must be provided as part of the rental consideration. A minimum 5 reserved, parking spaces are required. Structured parking is preferred. Space must be ready for occupancy no later than June 15, 2009. If public transportation is available in the delineated area, the site offered must be on the public transportation route. All expressions of interest by brokers/agents must be accompanied by written evidence of authorization to represent the building’s ownership. Sub-leases are not acceptable.
