Description
REQUIREMENT: The General Services Administration is seeking to lease 6,935-7,665 rentable square feet which should yield 6,200-6,500 ANSI/BOMA useable square feet of contiguous office or related space for the Census Bureau in East Harris County, TX together with three (3) on-site, reserved parking spaces. The space must be within the delineated area described below. LOCATION: The area in East Harris County, TX within the following boundaries or county: Starting in the NW corner at the intersection of I-45 and Aldine Bender Rd (FM525); East on Aldine Bender Rd (FM525) to its intersection with Crosswinds Dr; North on Crosswinds Dr to its intersection with Beltway 8; East on Beltway 8 to its intersection with railroad; South on railroad to its intersection with Old Humble Rd; Northeast on Old Humble Rd to its intersection with Beltway 8; East, then south on Beltway 8 to its intersection with Beaumont Hwy (US Hwy 90); Northwest on Beaumont Hwy (US Hwy 90) to its intersection with Sheldon Rd; South on Sheldon Rd to its intersection with I-10; East on I-10 to its intersection with Goose Creek; South on Goose Creek to its intersection with W Baker Rd; West on W Baker Rd to its intersection with Decker Dr (State Hwy 330); Southeast on Decker Dr (State Hwy 330) to its intersection with Baytown Loop (State Hwy 146 N); East on Decker Dr (State Hwy 330) to its intersection with N Main St; South on N Main St to its intersection with Ward Rd; East on Ward Rd to its intersection with State Hwy 146 E Business; Southwest on State Hwy 146 E Business to its intersection with San Jacinto River; Northwest on San Jacinto River to its intersection with Buffalo Bayou; West on Buffalo Bayou to its intersection with Washburn Tunnel; North on Washburn Tunnel to its intersection with Clinton Dr; West on Clinton Dr to its intersection with Main St; North on Main St to its intersection with Mercury Dr; North on Mercury Dr to its intersection with Market St; West on Market St to its intersection with Oates Rd; North on Oates Rd to its intersection with US Hwy 90; East on US Hwy 90 to its intersection with Greens Bayou; North, then east on Greens Bayou to its intersection with Homestead Rd; South on Homestead Rd to its intersection with Etheline Dr; West on Etheline Dr to its intersection with US Hwy 59; Southwest on US Hwy 59 to its intersection with Mount Houston Rd; East on Mount Houston Rd to its intersection with Hirsch Rd; South on Hirsch Rd to its intersection with Tidwell Rd; West on Tidwell Rd to its intersection with Hardy Toll Rd; North on Hardy Toll Rd to its intersection with E Little York Rd; West on E Little York Rd to its intersection with I-45; North on I-45 to start. REQUIRED: The space must be contiguous and located on one floor in commercial, retail, industrial/flex or warehouse space. The building should have a loading dock, forklift accessibility, or adequate alternative for deliveries. Lease should be "Full Service"; all services, supplies, utilities, and tenant alterations are to be provided as part of the rental consideration. Space must be ready for occupancy August 17, 2009. Regularly scheduled public transportation and/or employee parking within three (3) blocks sufficient to cover commuting and visitor needs should be available. A variety of inexpensive, and moderately priced fast food and/or eat-in restaurants within three blocks, and other employee services such as retail shops, cleaners, banks, etc. should be available within one-half (1/2) mile. Property located within a base floodplain (100-year floodplain) or wetland will not be considered. The building offered must not contain asbestos. Buildings offered must be of sound and substantial construction of the type generally recognized as modern office-type buildings having fully adequate means of ingress and egress, must fully meet the Architectural Barriers Act Accessibility Standard (ABAAS) or capable of being altered to meet ABAAS. The building must also conform to current seismic requirements. LEASE TERM: Term is 16 months, 12 months firm.
