- REQUIREMENT: The General Services Administration is seeking to lease 6,270-6,930 rentable square feet which should yield 5,650-5,800 ANSI/BOMA useable square feet of contiguous office or related space for the Census Bureau in South Houston, TX together with three (3) on-site, reserved parking spaces. The space must be within the delineated area described below. LOCATION: The area in South Houston, TX within the following boundaries or county: Starting in the NW corner at the intersection of Southwest Frwy (US Hwy 59) and Bissonnet St; East, then northeast on Bissonnett St to its intersection with Fondren Rd; South on Fondren Rd to its intersection with Willowbend Blvd; East on Willowbend Blvd to its intersection with Hillcroft Ave; South on Hillcroft Ave to its intersection with Waterhole Bayou; East on Waterhole Bayou to its intersection with S Post Oak Rd; South on S Post Oak Rd to its intersection with Main St (US Hwy 90 Alternate); East, then north on Main St (US Hwy 90 Alternate) its intersection with Stella Link Rd; North on Stella Link Rd to its intersection with I-610; East on I-610 to its intersection with State Hwy 288; South on State Hwy 288 to its intersection with Holmes Rd; East on Holmes Rd to its intersection with Scott St; South on Scott St to its intersection with Bellfort St; East on Bellfort St to its intersection with Edgar St; South on Edgar St to its intersection with Aledo St; East on Aledo St to its intersection with Cullen Blvd; North on Cullen Blvd to its intersection with Bellfort St; East on Bellfort St to its intersection with Mykawa Rd; South on Mykawa Rd to its intersection with Brazoria\Harris County line; West on Brazoria\Harris County line to its intersection with Fort Bend \ Harris County line; Northwest on Fort Bend\Harris County line to its intersection (US Hwy 59); Northeast on Southwest Frwy (US Hwy 59) to start. REQUIRED: The space must be contiguous and located on one floor in commercial, retail, industrial/flex or warehouse space. The building should have a loading dock, forklift accessibility, or adequate alternative for deliveries. Lease should be "Full Service"; all services, supplies, utilities, and tenant alterations are to be provided as part of the rental consideration. Space must be ready for occupancy August 17, 2009. Regularly scheduled public transportation and/or employee parking within three (3) blocks sufficient to cover commuting and visitor needs should be available. A variety of inexpensive, and moderately priced fast food and/or eat-in restaurants within three blocks, and other employee services such as retail shops, cleaners, banks, etc. should be available within one-half (1/2) mile. Property located within a base floodplain (100-year floodplain) or wetland will not be considered. The building offered must not contain asbestos. Buildings offered must be of sound and substantial construction of the type generally recognized as modern office-type buildings having fully adequate means of ingress and egress, must fully meet the Architectural Barriers Act Accessibility Standard (ABAAS) or capable of being altered to meet ABAAS. The building must also conform to current seismic requirements. LEASE TERM: Term is 16 months, 12 months firm.
