- REQUIREMENT: The General Services Administration is seeking to lease 6,935-7,665 rentable square feet which should yield 6,200-6,500 ANSI/BOMA useable square feet of contiguous office or related space for the Census Bureau in Northwest Harris County, TX together with three (3) on-site, reserved parking spaces. The space must be within the delineated area described below. LOCATION: The area in Northwest Harris County, TX within the following boundaries or county: Starting in the NW corner of Harris County; Southeast along Harris \ Waller County Line its intersection with Harris \ Waller \ Montgomery County Line; West on Waller\Montgomery County Line to its intersection with Gosling Rd; South on Gosling Rd to its intersection with Spring Stuebner Rd; East on Spring Stuebner Rd to its intersection with Rhodes Rd; South on Rhodes Rd to its intersection with Kuykendahl Rd; South on Kuykendahl Rd to its intersection with Spring Cypress Rd; Southwest on Spring Cypress Rd to its intersection with Stuebner Airline; Southeast on Stuebner Airline to its intersection with Louetta Dr; West on Louetta Dr to its intersection with Malcomson Rd; Southeast on Malcomson Rd to its intersection with N Eldridge Pkwy; South on N Eldridge Pkwy to its intersection with Cypress Creek; West on Cypress Creek to its intersection with Flanagan Rd; South on Flanagan Rd to its intersection with Jarvis Rd; West on Jarvis Rd to its intersection with Timberlake Dr; Southeast on Timberlake Dr to its intersection with Cypress North Houston Rd; West on Cypress North Houston Rd to its intersection with US Hwy 290\State Hwy 6; West on US Hwy 290\State Hwy 6 to its intersection with Baker Cypress Rd; South on Baker Cypress Rd to its intersection with Clay Rd; West on Clay Rd to its intersection with Bear Creek; South on Bear Creek to its intersection with Baker Cypress Rd; South on Baker Cypress Rd to its intersection with I-10; West on I-10 to its intersection with Harris \ Fort Bend County Line; Northwest on Harris\Fort Bend County Line to its intersection with Harris \ Fort Bend \ Waller County Line; North on Harris \ Waller County Line to start. REQUIRED: The space must be contiguous and located on one floor in commercial, retail, industrial/flex or warehouse space. The building should have a loading dock, forklift accessibility, or adequate alternative for deliveries. Lease should be "Full Service"; all services, supplies, utilities, and tenant alterations are to be provided as part of the rental consideration. Space must be ready for occupancy August 17, 2009. Regularly scheduled public transportation and/or employee parking within three (3) blocks sufficient to cover commuting and visitor needs should be available. A variety of inexpensive, and moderately priced fast food and/or eat-in restaurants within three blocks, and other employee services such as retail shops, cleaners, banks, etc. should be available within one-half (1/2) mile. Property located within a base floodplain (100-year floodplain) or wetland will not be considered. The building offered must not contain asbestos. Buildings offered must be of sound and substantial construction of the type generally recognized as modern office-type buildings having fully adequate means of ingress and egress, must fully meet the Architectural Barriers Act Accessibility Standard (ABAAS) or capable of being altered to meet ABAAS. The building must also conform to current seismic requirements. LEASE TERM: Term is 16 months, 12 months firm.
