- The United States Government seeks to lease office space consisting of approximately 6,270 – 6,930 rentable square feet with the following delineated area: Starting at the intersection of Route 56 and Route 219; Take Route 219 North to Galleria Dr.; Take Galleria Dr North to Solomon Run Rd.; Take Solomon Run Rd East to Airport Rd.; Take Airport Rd North to Frankstown Rd.; Take Frankstown Rd West to Truman Blvd.; Take Truman Blvd North until it becomes Bridge St.; Continue on Bridge St to Route 271.; Take Route 271 North to Hinkston Run Rd.; Take Hinkston Run Rd West to Waterfall Dr.; Take Waterfall Dr South to Honan Ave.; Take Honan Ave South to Iron St.; Take Iron St West to Laurel Ave.; Take Laurel Ave West to Strayer St.; Take Strayer St South to Fairfield Ave.; Take Fairfield Ave East to D St.; Take D St South to Goucher St.; Take Goucher St South to Franklin St.; Take Franklin St South to County Boundary. ; Follow County boundary southwest to US Highway 219; Take US Highway 219 north to Route 56. The space is required for Sixteen Months (Twelve Months Firm), commencing August 17, 2009. Fully Serviced Leases are sought. The space should yield between 5,650 – 5,800 ANSI/BOMA usable square feet. Parking is required for three (3) vehicles. The offered space must meet Government requirements for Fire Safety and Handicapped Accessibility. Contiguous space located on one floor is preferred. Building must include a loading dock or acceptable alternative. Freight elevator or passenger elevator used for freight is required if space is above or below ground level. Elevator must be equipped to handle heavy loads and large enough to accommodate a standard pallet (48" x 40") without breaking down pallet. SUBMISSION REQUIREMENTS Expressions of interest must be submitted in writing and should include the following information at minimum (This is not an invitation for bids or a request for proposals): • Building name/address; • Legal property description, recent survey, and property identification numbers (PIN); • Location of space in the building and date it will be available; • One-eighth inch scale drawing of space offered; • ANSI/BOMA defined office area/useable square feet (USF); • Rentable Square Feet (RSF) offered and rental rate per square foot, specifying services, utilities, and tenant improvement allowance included; • Common Area Factor used to determine the RSF; • Name, address, telephone number, and email address of authorized contact; • In cases where an agent is representing multiple ownership entities, written acknowledgement, and • permission to represent multiple owners for the same submission AUTHORIZED CONTACTS: GSA is using a tenant broker to represent the Government in lease negotiations for this transaction. In no event shall a potential offeror enter into negotiations or discussions concerning a space to be leased with representatives of any Federal agency other than the authorized officers and employees of the General Services Administration (GSA) or their authorized representative.
