- The United States Government seeks to lease office space consisting of approximately 6,935 – 7,665 rentable square feet in Harlingen, TX within the following delineated area: Space must be located within the area bounded by or fronting on the following: Generally within the cities of Harlingen, Combes, Palm Valley, Primera, La Feria, San Benito, Santa Rosa and part of Rio Hondo more fully described as follows: Starting at the NW corner at the intersection of Cameron/Hidalgo County boundary and Cameron/Willacy County boundary; East on Cameron/Willacy County boundary to its intersection with FM 1420; South on FM 1420 to its intersection with FM 508; South on FM 508 to its intersection with FM 106; East on FM 106 to its intersection with St Hwy 345; Southwest on St Hwy 345 to its intersection with FM 3462 (San Jose Ranch Rd); Southeast on FM 3462 (San Jose Ranch Rd) to its intersection with FM 510; Southwest on FM 510 to its intersection with US Hwy 77 Business; South on US Hwy 77 Business to its intersection with FM 732 (Sherer Rd); Southwest on FM 732 (Sherer Rd) to its intersection with US Hwy 281; West on US Hwy 281 to its intersection with Cameron/Hidalgo County boundary; North on Cameron/Hidalgo County boundary to start. The space is required for Sixteen Months (Twelve Months Firm) commencing August 17, 2009. Fully serviced leases are sought. The space should yield a maximum of 6,500 ANSI/BOMA usable square feet. Parking is required for three vehicles. The offered space must meet Government requirements for Fire Safety and Handicapped Accessibility. Contiguous space located on one floor is preferred. Building must include a loading dock or acceptable alternative. Freight elevator or passenger elevator used for freight is required if space is above or below ground level. Elevator must be equipped to handle heavy loads and large enough to accommodate a standard pallet (48" x 40") without breaking down pallet. SUBMISSION REQUIREMENTS Expressions of interest must be submitted in writing and should include the following information at minimum (This is not an invitation for bids or a request for proposals): • Building name/address; • Legal property description, recent survey, and property identification numbers (PIN); • Location of space in the building and date it will be available; • One-eighth inch scale drawing of space offered; • ANSI/BOMA defined office area/useable square feet (USF); • Rentable Square Feet (RSF) offered and rental rate per square foot, specifying services, utilities, and tenant improvement allowance included; • Common Area Factor used to determine the RSF; • Name, address, telephone number, and email address of authorized contact; • In cases where an agent is representing multiple ownership entities, written acknowledgement, and • Permission to represent multiple owners for the same submission AUTHORIZED CONTACTS: GSA is using a tenant broker to represent the Government in lease negotiations for this transaction. In no event shall a potential offeror enter into negotiations or discussions concerning a space to be leased with representatives of any Federal agency other than the authorized officers and employees of the General Services Administration (GSA) or their authorized representative Travis Hicks.
