- The United States Government seeks to lease office space consisting of approximately 6,935 – 7,665 rentable square feet in South San Antonio, TX within the following delineated area: Offered space must be located within the area bounded by or fronting the following delineated area: Starting in NW corner at the intersection of Bexar/Medina County boundary and Culebra Rd (FM 471); East on Culebra Rd (FM 471) to its intersection with Loop 1604; South on Loop 1604 to its intersection with US Hwy 90; West on US Hwy 90 to its intersection with Cagnon Rd; South on Cagnon Rd to its intersection with Medina River; Southeast on Medina River to its intersection with Loop 1604; Southeast on Loop 1604 to its intersection with railroad tracks; East on railroad tracks to its intersection with Pearsall Rd (FM 2536); Northeast on Pearsall Rd (FM 2536) to its intersection with Covel; North, and then east on Covel to its intersection with Ray Ellison Blvd; East on Ray Ellison Blvd to its intersection with Pearsall Rd (FM 2536); Northeast on Pearsall Rd (FM 2536) to its intersection with SW Military Rd (Loop 13); East on SW Military Rd (Loop 13) to its intersection with Leon Creek; Southeast on Leon Creek to its intersection with Quintana Rd; Northeast on Quintana Rd to its intersection with Culberson; East on Culberson to its intersection with Zarzamora; South on Zarzamora to its intersection with Flanders Ave; East on Flanders Ave to its intersection with Ferndale; North on Ferndale to its intersection with Division Ave; East on Division Ave to its intersection with S Flores St; Southeast on S Flores St to its intersection with E Hart Ave; East on E Hart Ave to its intersection with Mission Rd; North on Mission Rd to its intersection with San Antonio River; Southeast on San Antonio River to its intersection with Southcross Blvd; East on Southcross Blvd to its intersection with Presa St; North on Presa St to its intersection with Fair Ave; East on Fair Ave to its intersection with Goliad Rd; Southeast on Goliad Rd to its intersection with Southcross Blvd; East on Southcross Blvd to its intersection with New Sulphur Springs Rd; East on New Sulphur Springs Rd to its intersection with Foster Rd; South on Foster Rd to its intersection with US Hwy 181; Southeast on US Hwy 181 to its intersection with Bexar/Wilson County boundary; Southwest on Bexar/Wilson County boundary to its intersection with Bexar/Atascosa County boundary; West on Bexar/Atascosa County boundary to its intersection with Bexar/Medina County boundary; North on Bexar/Medina County boundary to start. The space is required for 16 months, 12 month firm. Occupancy is desired on or before August 17, 2009. Fully serviced leases are sought. The space should yield a minimum of 6,200 ANSI/BOMA office area square feet. Parking is required for three vehicles. The offered space must meet Government requirements for Fire Safety and Handicapped Accessibility. Contiguous space located on one floor is preferred. Building must include a loading dock or acceptable alternative. Freight elevator or passenger elevator used for freight is required if space is above or below ground level. Elevator must be equipped to handle heavy loads and large enough to accommodate a standard pallet (48" x 40") without breaking down pallet. SUBMISSION REQUIREMENTS Expressions of interest must be submitted in writing and should include the following information at minimum (This is not an invitation for bids or a request for proposals): • Building name/address; • Recent survey, and property identification numbers (PIN); • Location of space in the building and date it will be available; • Floor plan of offered space; • ANSI/BOMA defined office area/useable square feet (USF); • Rentable Square Feet (RSF) offered and rental rate per square foot, specifying services, utilities, and tenant improvement allowance included; • Common Area Factor used to determine the RSF; • Name, address, telephone number, and email address of authorized contact; • In cases where an agent is representing multiple ownership entities, written acknowledgement, and • Permission to represent multiple owners for the same submission AUTHORIZED CONTACTS: GSA is using a tenant broker to represent the Government in lease negotiations for this transaction. In no event shall a potential offeror enter into negotiations or discussions concerning a space to be leased with representatives of any Federal agency other than the authorized officers and employees of the General Services Administration (GSA) or their authorized representative Paul K.
