Description
The United States Government seeks to lease office space consisting of approximately 5,700 - 6,300 rentable square feet in Freehold, NJ within the following delineated area: Space must be located within the area bounded by the following: Beginning on the border of east side of Freehold Borough Municipal Boundary and Center St: Take Center St East to Kozloski Rd; Talk Kozloski Rd North to Burlington Rd; Take Burlington Rd East as it turns into Stone Hill Rd; Take Stone Hill Rd East to Five Point Rd; Take Five Point Rd North to State Route 18; Take State Route 18 East to State Route 34; Take State Route 34 South to Interstate Highway 195; Take Interstate Highway 195 West to Lakewood Farmington Rd (Route 547); Take 547 South to Alexander Ave; Take Alexander Ave West to US Highway 9; Take US Highway 9 South to Ford Rd; Take Ford Rd Northwest to Church Rd; Take Church Rd West to S New Prospect Rd; Take S New Prospect Rd South to W County Line Rd; Take W County Line Rd Northwest to County Line Rd; Continue on County Line Rd North to N County Line Rd; Continue on N County Line Rd North to W Commodore Blvd; Take W Commodore Blvd Northwest to Caseville Rd; Take Caseville Rd Northeast to Monmouth Rd; Take Monmouth Rd Northeast to Wemrock Rd; Take Wemrock Rd Northwest to Business Route 33; Take Business Route 33 East to Western Boundary of Freehold Borough; Follow Municipal Boundary North, then East, and then South back to beginning. The space is required for Sixteen Months (Twelve Months Firm) commencing August 17, 2009. Fully serviced leases are sought. The space should yield a minimum of 5,100 to a maximum of 5,350 ANSI/BOMA usable square feet. Parking is required for 3 vehicles. The offered space must meet Government requirements for Fire Safety and Handicapped Accessibility. Contiguous space located on one floor is preferred. Building must include a loading dock or acceptable alternative. Freight elevator or passenger elevator used for freight is required if space is above or below ground level. Elevator must be equipped to handle heavy loads and large enough to accommodate a standard pallet (48" x 40") without breaking down pallet. SUBMISSION REQUIREMENTS: Expressions of interest must be submitted in writing and should include the following information at minimum (This is not an invitation for bids or a request for proposals): •Building name/address; •Legal property description, recent survey, and property identification numbers (PIN); •Location of space in the building and date it will be available; •One-eighth inch scale drawing of space offered; •ANSI/BOMA defined office area/useable square feet (USF); •Rentable Square Feet (RSF) offered and rental rate per square foot, specifying services, utilities, and tenant improvement allowance included; •Common Area Factor used to determine the RSF; •Name, address, telephone number, and email address of authorized contact; •In cases where an agent is representing multiple ownership entities, written acknowledgement, and •Permission to represent multiple owners for the same submission. AUTHORIZED CONTACTS: GSA is using a tenant broker to represent the Government in lease negotiations for this transaction. In no event shall a potential offeror enter into negotiations or discussions concerning a space to be leased with representatives of any Federal agency other than the authorized officers and employees of the General Services Administration (GSA) or their authorized representative Thomas H.
