- REQUIREMENT: General Services Administration is interested in leasing approximately 4,399 rentable square feet of office space, which will yield a minimum of 3,825 ANSI/BOMA office area square feet of office space. LEASE TERM: 10 years, 5 years firm term. UNIQUE REQUIREMENTS: Office space must be contiguous on one floor, have potential for efficient layout, provide easy access from parking area to building and be located in a professional office setting. The Government requires a fully serviced lease including twenty-three (23) parking spaces; eight (8) of the parking spaces will be secured for government vehicles. Buildings offered for consideration must be of sound and substantial construction of the type generally recognized as contemporary with the ability to demonstrate compliance with all current Federal/GSA/PBS, State, and local codes including but not limited to regulations for fire and life safety, ADA accessibility, OSHA, and seismic protection. Space shall not be located within a base (100-year) flood plain or wetland unless the Government has determined it to be the only practicable alternative. The Government shall have access to the space 24 hours a day, 7 days a week, 365 days a year. LOCATION: Offered properties must be located within the following delineated area: Central Business District of Columbus, Ohio – North to Route 33 or Dublin Avenue; South to I-270; East to Grandview Road; and West to Watermark OCCUPANCY: Occupancy is required on or before January 2009. EXPRESSIONS OF INTEREST SHOULD INCLUDE THE FOLLOWING: 1) Building name and address. 2) One-eighth inch scale drawing of space offered. 3) Square footage offered. 4) Method of measurement used to determine rentable square feet. 5) Name, address, and telephone number of individual to be contacted 6) Evidence of authority to represent the owner. AUTHORIZED CONTACTS: In no event shall the offeror enter into negotiations or discussions concerning the space to be leased with representatives of any Federal Agency other than Elizabeth Loggins of General Services Administration (GSA) 312/353/5636 or their authorized representative.
