- REQUIREMENT: The General Services Administration is seeking to lease 6,935 RSF - 7,665 RSF rentable square feet which should yield 6,200 USF - 6,500 USF usable square feet of contiguous office or related space for the Census Bureau in Hillsborough County together with three (3) on-site, reserved parking spaces. The space must be within the delineated area described below. LOCATION: The area in Hillsborough County, Florida within the following boundaries or county, to be located in Congressional District 12: Within Hillsborough County and including unincorporated portions of Hillsborough County. The northern boundary of the AOC begins at the intersection of US Highway 301 and County Road 579 and continues south on County Road 579 to US Highway 92. Continue east on US Highway 92 to the intersection with Baker Creek. Follow Baker Creek south to the intersection with the CSX Railroad line, then continue east along the railroad tracks to N Valrico Road. Follow N Valrico Road south to S Valrico Road, then continue south on S Valrico Road to E Lumsden Road. Follow E Lumsden Road west to Bell Shoals Road. Continue south on Bell Shoals Road to Boyette Road, then follow Boyette Road west to Bell Creek. Continue south along Bell Creek to Lake Grady, then follow Bell Creek southeast out of Lake Grady to the intersection with Boyette Balm Road. Follow Boyette Balm Road south to the intersection with the abandoned railroad tracks, then continue southwest along the abandoned railroad tracks to County Road 672. Follow County Road 672 east to County Road 39, then continue north on County Road 39 to County Road 640. Follow County Road 640 east to the intersection with the Polk County line. Follow the Polk County line south to the intersection with the Manatee County line, then continue west along the Manatee County line to the intersection with US Highway 41. Follow US Highway 41 northeast to Gibsonton Drive, then continue east on Gibsonton Drive to I-75. Follow I-75 north to the intersection with US Highway 301, then continue north on US Highway 301 to County Road 579, where it closes the AOC border. REQUIRED: The space must be contiguous and located on one floor in commercial, retail or industrial/flex space. The building should have a loading dock, forklift accessibility, or adequate alternative for deliveries. Lease should be "Full Service"; all services, supplies, utilities, and tenant alterations are to be provided as part of the rental consideration. Space must be ready for occupancy August 17, 2009. Regularly scheduled public transportation and/or employee parking within three (3) blocks sufficient to cover commuting and visitor needs should be available. A variety of inexpensive, and moderately priced fast food and/or eat-in restaurants within three blocks, and other employee services such as retail shops, cleaners, banks, etc. should be available within one-half (1/2) mile. Buildings offered must be of sound and substantial construction of the type generally recognized as modern office-type buildings having fully adequate means of ingress and egress, must fully meet the Architectural Barriers Act Accessibility Standard (ABAAS) or capable of being altered to meet ABAAS. The building must also conform to current seismic requirements. LEASE TERM: Term is 16 months, 12 months firm.
