Description
REQUIREMENT: The General Services Administration is seeking to lease 5,700 RSF - 6,300 RSF rentable square feet which should yield 5,100 USF - 5,350 USF usable square feet of contiguous office or related space for the Census Bureau in Hialeah together with three (3) on-site, reserved parking spaces. The space must be within the delineated area described below. LOCATION: The area in Hialeah, Florida within the following boundaries or county, to be located in Congressional District 21: Within Miami-Dade County and including part of the city of Hialeah and portions of other incorporated and unincorporated areas. The southern boundary of the AOC follows an unnamed canal (just south of US Hwy 27) from the intersection with Seaboard Coast Line Railroad northwest to the intersection with Palmetto Expressway. Follow Palmetto Expressway north to the county boundary, and follow the county boundary east until it intersects with State Hwy 847. Follow State Hwy 847 south, then west on State Hwy 860, then south on State Hwy 823, then east on Rufus Road, then south on NW 47th Avenue, then east on E 65th Street, then south on State Hwy 953 to the intersection with Little River Canal. Follow Little River Canal east to the Seaboard Coast Line Railroad, and follow the railroad south to the intersection with the unnamed canal (just south of US Hwy 27), where the AOC boundary is closed. REQUIRED: The space must be contiguous and located on one floor in commercial, retail or industrial/flex space. The building should have a loading dock, forklift accessibility, or adequate alternative for deliveries. Lease should be "Full Service"; all services, supplies, utilities, and tenant alterations are to be provided as part of the rental consideration. Space must be ready for occupancy August 17, 2009. Regularly scheduled public transportation and/or employee parking within three (3) blocks sufficient to cover commuting and visitor needs should be available. A variety of inexpensive, and moderately priced fast food and/or eat-in restaurants within three blocks, and other employee services such as retail shops, cleaners, banks, etc. should be available within one-half (1/2) mile. Buildings offered must be of sound and substantial construction of the type generally recognized as modern office-type buildings having fully adequate means of ingress and egress, must fully meet the Architectural Barriers Act Accessibility Standard (ABAAS) or capable of being altered to meet ABAAS. The building must also conform to current seismic requirements. LEASE TERM: Term is 16 months, 12 months firm.
