- REQUIREMENT: General Services Administration is interested in leasing approximately 5,028 rentable square feet of office space, which will yield a minimum of 4,372 ANSI/BOMA office area square feet to a maximum of 5,028 ANSI/BOMA office area square feet of office space. LEASE TERM: 10 years, 5 years firm term. UNIQUE REQUIREMENTS: Prospective offers will be considered if through a cost-benefit analysis the Government determines that it is economically advantageous to move. Factors taken into account in the cost-benefit analysis are the proposed rent for a fully-serviced lease and expenses associated with moving, telecommunications, and tenant improvements. Office space must be contiguous on one floor, have potential for efficient layout, provide easy access from parking area to building and be located in a professional office setting. The Government requires a fully serviced lease including six (6) surface parking spaces. Buildings offered for consideration must be of sound and substantial construction of the type generally recognized as contemporary with the ability to demonstrate compliance with all current Federal/GSA/PBS, State, and local codes including but not limited to regulations for fire and life safety, ADA accessibility, OSHA, and seismic protection. Space shall not be located within a base (100-year) flood plain or wetland unless the Government has determined it to be the only practicable alternative. The Government shall have access to the space 24 hours a day, 7 days a week, 365 days a year. Occupancy is required on or before October 1, 2008. LOCATION: Offered properties must be located within the following boundaries: NORTH: E. Devon Ave. EAST: W. York Road SOUTH: West Irving Park Road WEST: Wooddale Road EXPRESSIONS OF INTEREST SHOULD INCLUDE THE FOLLOWING: 1) Building name and address. 2) One-eighth inch scale drawing of space offered. 3) Square footage offered. 4) Method of measurement used to determine rentable square feet. 5) Name, address, and telephone number of individual to be contacted 6) Evidence of authority to represent the owner.
