- REQUIREMENT: The General Services Administration is seeking to lease 6,935 RSF - 7,665 RSF rentable square feet which should yield 6,200 USF - 6,500 USF usable square feet of contiguous office or related space for the Census Bureau in Lakeland together with three (3) on-site, reserved parking spaces. The space must be within the delineated area described below. LOCATION: The area in Lakeland, FL within the following boundaries or county, to be located in Congressional Districts 5 & 12: Within Polk County. Includes the City of Lakeland as well as areas outside the city limits and portions of the cities of Auburndale, Mulberry and Polk City. AOC includes portions of Congressional Districts 5 and 12. The Polk County border serves as the western boundary and a portion of the northern boundary. On the northern AOC boundary follow State Hwy 700 south, north on Rockridge Rd, east on Deen Still Rd, follow St Hwy 565 south, west on State Hwy 600, south then west on St Hwy 570, south on St Hwy 700, west on County Rd 540A, south on S Carter Rd, follow west on W Carter Rd and Shepherd Rd closing out the AOC at the Polk County Boundary. REQUIRED: The space must be contiguous and located on one floor in commercial, retail or industrial/flex space. The building should have a loading dock, forklift accessibility, or adequate alternative for deliveries. Lease should be "Full Service"; all services, supplies, utilities, and tenant alterations are to be provided as part of the rental consideration. Space must be ready for occupancy August 17, 2009. Regularly scheduled public transportation and/or employee parking within three (3) blocks sufficient to cover commuting and visitor needs should be available. A variety of inexpensive, and moderately priced fast food and/or eat-in restaurants within three blocks, and other employee services such as retail shops, cleaners, banks, etc. should be available within one-half (1/2) mile. Buildings offered must be of sound and substantial construction of the type generally recognized as modern office-type buildings having fully adequate means of ingress and egress, must fully meet the Architectural Barriers Act Accessibility Standard (ABAAS) or capable of being altered to meet ABAAS. The building must also conform to current seismic requirements. LEASE TERM: Term is 16 months, 12 months firm.
