Description
REQUIREMENT: The General Services Administration is seeking to lease 6,935 RSF - 7,665 RSF rentable square feet which should yield 6,200 USF - 6,500 USF usable square feet of contiguous office or related space for the Census Bureau in Daytona Beach together with three (3) on-site, reserved parking spaces. The space must be within the delineated area described below. LOCATION: The area in Daytona Beach, Florida within the following boundaries or county, to be located in Congressional District 7: Within Volusia county and including part of the city of Daytona Beach and portions of other incorporated and unincorporated areas. The northern AOC boundary begins at the intersection of State Hwy 15 and the Volusia county boundary and continues east along the county boundary to the Atlantic Ocean. For the western AOC boundary, follow State Hwy 15 from the county boundary intersection south to Wheeler Street. Then go west on Wheeler Street, south on Park Avenue, east on Spring Garden, south on Grand Avenue, east on W Minnesota Avenue, south on Grand Avenue, east on State Hwy 44, south on S Hill Avenue, west on E Taylor Avenue, south on US Hwy 17 to Dirksen Drive. Follow Dirksen Drive to the east and I-4 to the south to Lake Monroe. Pick up the AOC boundary at the eastern edge of Lake Monroe at S State Road 415. Follow S State Road 415 northeast to Doyle Road, go west on Doyle Road, northwest on Saxon Boulevard, north on N Normandy Boulevard, east on Elkcam Boulevard, northwest on Lake Helen Osteen Road, east on E Ohio Avenue to Deep Creek. Follow Deep Creek north - it turns into Little Haw Creek, keep following the creek to State Hwy 40. Follow State Hwy 40 east, then south on I-95, east on LPGA Boulevard, south on S Clyde Morris Boulevard, east on Old Big Tree Road to Halifax River. Across the river is a strip of land with Mobile Avenue serving as the southern AOC boundary and the intersection of the Volusia county boundary and Atlantic Ocean serving as the northern boundary, where it closes the AOC area boundary. REQUIRED: The space must be contiguous and located on one floor in commercial, retail or industrial/flex space. The building should have a loading dock, forklift accessibility, or adequate alternative for deliveries. Lease should be "Full Service"; all services, supplies, utilities, and tenant alterations are to be provided as part of the rental consideration. Space must be ready for occupancy August 17, 2009. Regularly scheduled public transportation and/or employee parking within three (3) blocks sufficient to cover commuting and visitor needs should be available. A variety of inexpensive, and moderately priced fast food and/or eat-in restaurants within three blocks, and other employee services such as retail shops, cleaners, banks, etc. should be available within one-half (1/2) mile. Buildings offered must be of sound and substantial construction of the type generally recognized as modern office-type buildings having fully adequate means of ingress and egress, must fully meet the Architectural Barriers Act Accessibility Standard (ABAAS) or capable of being altered to meet ABAAS. The building must also conform to current seismic requirements. LEASE TERM: Term is 16 months, 12 months firm.
