- REQUIREMENT: The General Services Administration is seeking to lease 6,935 - 7,665 rentable square feet which should yield 6,200 - 6,500 usable square feet of contiguous office or related space for the Census Bureau in Shelby County together with three (3) on-site, reserved parking spaces. An additional 40 parking spaces must be commercially available either on-site or within two blocks to accommodate the employees and visitors. The space must be within the delineated area described below. LOCATION: The space must be located within the limits of Shelby County, AL and be located in Congressional District 6: The area of consideration is within Shelby County, including the cities (or portions) of Alabaster, Birmingham, Calera, Chelsea, Columbiana, Harpersville, Helena, Hoover, Indian Springs Village, Leeds, Montevallo, Pelham, Vincent, Westover and Wilton. REQUIRED: The space must be contiguous and located on one floor in commercial, retail or industrial/flex space. The building should have a loading dock, forklift accessibility, or adequate alternative for deliveries. Lease should be "Full Service"; all services, supplies, utilities, and tenant alterations are to be provided as part of the rental consideration. Space must be ready for occupancy on August 17, 2009. A variety of inexpensive, and moderately priced fast food and/or eat-in restaurants within three blocks, and other employee services such as retail shops, cleaners, banks, etc. should be available within one-half (1/2) mile. Buildings offered must be of sound and substantial construction of the type generally recognized as modern office-type buildings having fully adequate means of ingress and egress, must fully meet the Architectural Barriers Act Accessibility Standard (ABAAS) or capable of being altered to meet ABAAS. The building must also conform to current seismic requirements and GSA's life safety requirements. LEASE TERM: Term is 16 months, 12 months firm, beginning August 17, 2009.
