- REQUIREMENT: The General Services Administration is seeking to lease 6,270 RSF - 6,930 RSF rentable square feet which should yield 5,650 USF - 5,800 USF usable square feet of contiguous office or related space for the Census Bureau in Augusta together with three (3) on-site, reserved parking spaces. The space must be within the delineated area described below. LOCATION: The area in Augusta, Georgia within the following boundaries or county, to be located in Congressional Districts 10 and 12: Within Augusta-Richmond County and Congressional Districts 10 and 12 (LCO 2953 Athens is located within Congressional District 10 and ELCO 2965 Savannah is located within Congressional District 12, thus Augusta can be located in either CD 10 or CD 12). The northern boundary of the AOC follows the Georgia state line southeast to the intersection with the Burke County line. The AOC boundary then continues west along the Burke County line to the intersection with the Jefferson County line. Follow the Jefferson County line west to the intersection with US Highway 1. Continue northeast along US Highway 1 to the intersection with Barton Chapel Road, then follow Barton Chapel Road north to the intersection with the Georgia Railroad tracks. Continue west along the railroad tracks to the Columbia County line. Follow the Columbia County line northeast to the Georgia state line, where it closes the AOC border. REQUIRED: The space must be contiguous and located on one floor in commercial, retail or industrial/flex space. The building should have a loading dock, forklift accessibility, or adequate alternative for deliveries. Lease should be "Full Service"; all services, supplies, utilities, and tenant alterations are to be provided as part of the rental consideration. Space must be ready for occupancy August 17, 2009. Regularly scheduled public transportation and/or employee parking within three (3) blocks sufficient to cover commuting and visitor needs should be available. A variety of inexpensive, and moderately priced fast food and/or eat-in restaurants within three blocks, and other employee services such as retail shops, cleaners, banks, etc. should be available within one-half (1/2) mile. Buildings offered must be of sound and substantial construction of the type generally recognized as modern office-type buildings having fully adequate means of ingress and egress, must fully meet the Architectural Barriers Act Accessibility Standard (ABAAS) or capable of being altered to meet ABAAS. The building must also conform to current seismic requirements. LEASE TERM: Term is 16 months, 12 months firm.
