Description
REQUIREMENT: The General Services Administration is seeking to lease 6,270 - 6,930 rentable square feet which should yield 5,650 - 5,800 usable square feet of contiguous office or related space for the Census Bureau in Phenix City together with three (3) on-site, reserved parking spaces. The space must be within the delineated area described below. LOCATION: The area in Phenix City, AL within the following boundaries or county, to be located in Congressional District 3: Within Russell County, the County border serves as the north and west boundary of the area of consideration. On the northwest side, follow southeast on Little Uchee Creek, then southeast on Uchee Creeek, north on Nuckols Rd, follow north on State Rte 165, east on County Rd 61, east on Mill Creek, closing the area of consideration at the Georgia State border, which follows the Chattahoochee River/Russell County border. REQUIRED: The space must be contiguous and located on one floor in commercial, retail or industrial/flex space. The building should have a loading dock, forklift accessibility, or adequate alternative for deliveries. Lease should be "Full Service"; all services, supplies, utilities, and tenant alterations are to be provided as part of the rental consideration. Space must be ready for occupancy August 17, 2009. Regularly scheduled public transportation and/or employee parking within three (3) blocks sufficient to cover commuting and visitor needs should be available. A variety of inexpensive, and moderately priced fast food and/or eat-in restaurants within three blocks, and other employee services such as retail shops, cleaners, banks, etc. should be available within one-half (1/2) mile. Buildings offered must be of sound and substantial construction of the type generally recognized as modern office-type buildings having fully adequate means of ingress and egress, must fully meet the Architectural Barriers Act Accessibility Standard (ABAAS) or capable of being altered to meet ABAAS. The building must also conform to current seismic requirements. LEASE TERM: Term is 16 months, 12 months firm.
