- REQUIREMENT: The General Services Administration is seeking to lease 6,935 - 7,665 rentable square feet which should yield 6,200 - 6,500 usable square feet of contiguous office or related space for the Census Bureau in Florence, SC together with three (3) on-site, reserved parking spaces. The space must be within the delineated area described below. LOCATION: The area in Florence, SC within the following boundaries or county, to be located in Congressional District 6: Starting on north, follow I-20 east to the Congressional limit line; follow the Congressional limit line east to N Irby Street; follow N Irby Street north to Congressional limit line; follow the Congressional limit line north and east to St Hwy 327; follow St Hwy 327 south to Freedom Blvd; follow Freedom Blvd southwest to E National Cemetery Rd; follow E National Cemetery Rd west to Florence city limits; follow Florence city limits south to Pamplico Hwy; follow Pamplico Hwy southeast to Florence city limits; follow Florence city limits west to E Howe Springs Rd; follow E Howe Springs Rd west to Florence city limits; follow Florence city limits south and west to Alligator Rd; follow Alligator Rd west to I-95; follow I-95 north to I-20. REQUIRED: The space must be contiguous and located on one floor in commercial, retail or industrial/flex space. The building should have a loading dock, forklift accessibility, or adequate alternative for deliveries. Lease should be "Full Service"; all services, supplies, utilities, and tenant alterations are to be provided as part of the rental consideration. Space must be ready for occupancy August 17, 2009. Regularly scheduled public transportation and/or employee parking within three (3) blocks sufficient to cover commuting and visitor needs should be available. A variety of inexpensive, and moderately priced fast food and/or eat-in restaurants within three blocks, and other employee services such as retail shops, cleaners, banks, etc. should be available within one-half (1/2) mile. Buildings offered must be of sound and substantial construction of the type generally recognized as modern office-type buildings having fully adequate means of ingress and egress, must fully meet the Architectural Barriers Act Accessibility Standard (ABAAS) or capable of being altered to meet ABAAS. The building must also conform to current seismic requirements. LEASE TERM: Term is 16 months, 12 months firm.
