Description
REQUIREMENT: The General Services Administration is seeking to lease 5,700 RSF - 6,300 RSF rentable square feet which should yield 5,100 USF - 5,350 USF usable square feet of contiguous office or related space for the Census Bureau in Miami South together with three (3) on-site, reserved parking spaces. The space must be within the delineated area described below. LOCATION: The area in Miami, Florida (Miami South) within the following boundaries or county, to be located in Congressional District 18: Within Miami-Dade County. Portions of the Cities of Miami, Miami Springs, West Miami and Coral Gables within Congressional District 18. Beginning on the northern tip of the AOC follow NW 42nd Ave south from Miami River and follow Blue Lagoon/Canal southwest, then south on Palmetto Exwy, east on SW 40th St/St Hwy 976, south on Granada Blvd, follow Hardee Rd east, south on SW 42nd Ave, then east on Battersea Rd. Biscayne Bay and Miami River provide the border on the eastern side closing the AOC at NW 42nd Ave on the north. REQUIRED: The space must be contiguous and located on one floor in commercial, retail or industrial/flex space. The building should have a loading dock, forklift accessibility, or adequate alternative for deliveries. Lease should be "Full Service"; all services, supplies, utilities, and tenant alterations are to be provided as part of the rental consideration. Space must be ready for occupancy August 17, 2009. Regularly scheduled public transportation and/or employee parking within three (3) blocks sufficient to cover commuting and visitor needs should be available. A variety of inexpensive, and moderately priced fast food and/or eat-in restaurants within three blocks, and other employee services such as retail shops, cleaners, banks, etc. should be available within one-half (1/2) mile. Buildings offered must be of sound and substantial construction of the type generally recognized as modern office-type buildings having fully adequate means of ingress and egress, must fully meet the Architectural Barriers Act Accessibility Standard (ABAAS) or capable of being altered to meet ABAAS. The building must also conform to current seismic requirements. LEASE TERM: Term is 16 months, 12 months firm.
