- REQUIREMENT: The General Services Administration is seeking to lease 6,935 RSF - 7,665 RSF rentable square feet which should yield 6,200 USF - 6,500 USF usable square feet of contiguous office or related space for the Census Bureau in Apopka together with three (3) on-site, reserved parking spaces. The space must be within the delineated area described below. LOCATION: The area in Apopka, Florida within the following boundaries or county, to be located in Congressional District 24: Within Orange County and Congressional District 24 and including parts of the city of Apopka and unincorporated areas. The northern boundary of the AOC follows the Lake County boundary east to the Seminole County boundary. Continue south along the Seminole County line to E. Semoran Boulevard. Follow E. Semoran Boulevard west to US Highwy 441. Continue northwest on US Highway 441 to Plymouth Sorrento Road. North on Plymouth Sorrento Road to Yothers Road, then continue west to US Highway 441. Follow US Highway 441 northwest to Junction Road. Follow Junction Road north to W Ponkan Road, then continue west on W Ponkan Road to Round Lake Road. Follow Round Lake Road north to the junction with the Lake County line, where it closes the AOC boundary. REQUIRED: The space must be contiguous and located on one floor in commercial, retail or industrial/flex space. The building should have a loading dock, forklift accessibility, or adequate alternative for deliveries. Lease should be "Full Service"; all services, supplies, utilities, and tenant alterations are to be provided as part of the rental consideration. Space must be ready for occupancy August 17, 2009. Regularly scheduled public transportation and/or employee parking within three (3) blocks sufficient to cover commuting and visitor needs should be available. A variety of inexpensive, and moderately priced fast food and/or eat-in restaurants within three blocks, and other employee services such as retail shops, cleaners, banks, etc. should be available within one-half (1/2) mile. Buildings offered must be of sound and substantial construction of the type generally recognized as modern office-type buildings having fully adequate means of ingress and egress, must fully meet the Architectural Barriers Act Accessibility Standard (ABAAS) or capable of being altered to meet ABAAS. The building must also conform to current seismic requirements. LEASE TERM: Term is 16 months, 12 months firm.
