- REQUIREMENT: The General Services Administration is seeking to lease 6,935 RSF - 7,665 RSF rentable square feet which should yield 6,200 USF - 6,500 USF usable square feet of contiguous office or related space for the Census Bureau in Pompano Beach together with three (3) on-site, reserved parking spaces. The space must be within the delineated area described below. LOCATION: The area in Pompano Beach, FL within the following boundaries or county, to be located in Congressional Districts 19, 22, & 23: Within Broward county and Congressional Districts 19, 22 and 23 and including Coconut Creek Indian Reservation, part of the city of Pompano Beach and other incorporated and unincorporated areas in Broward County. The eastern AOC boundary follows the Intracoastal Waterway south from the Broward county boundary to State Hwy 814. Follow State Hwy 814 west to State Hwy 811. Go south on State Hwy 811 to the Pompano Canal. Follow the Pompano Canal west to State Hwy 869. Go north on State Hwy 869, then east on Wiles Road. Wiles Road may turn into State Hwy 817 for a brief time and then back to Wiles Road - continue east until intersection with US Hwy 441. Go north on US Hwy 441 to the Broward county border and follow the county border west to the Intracoastal Waterway, where the AOC boundary is closed. REQUIRED: The space must be contiguous and located on one floor in commercial, retail or industrial/flex space. The building should have a loading dock, forklift accessibility, or adequate alternative for deliveries. Lease should be "Full Service"; all services, supplies, utilities, and tenant alterations are to be provided as part of the rental consideration. Space must be ready for occupancy August 17, 2009. Regularly scheduled public transportation and/or employee parking within three (3) blocks sufficient to cover commuting and visitor needs should be available. A variety of inexpensive, and moderately priced fast food and/or eat-in restaurants within three blocks, and other employee services such as retail shops, cleaners, banks, etc. should be available within one-half (1/2) mile. Buildings offered must be of sound and substantial construction of the type generally recognized as modern office-type buildings having fully adequate means of ingress and egress, must fully meet the Architectural Barriers Act Accessibility Standard (ABAAS) or capable of being altered to meet ABAAS. The building must also conform to current seismic requirements. LEASE TERM: Term is 16 months, 12 months firm.
