- REQUIREMENT: The General Services Administration is seeking to lease 6,935 RSF - 7,665 RSF rentable square feet which should yield 6,200 USF - 6,500 USF usable square feet of contiguous office or related space for the Census Bureau in Delray Beach together with three (3) on-site, reserved parking spaces. The space must be within the delineated area described below. LOCATION: The area in Delray Beach, Florida within the following boundaries or county, to be located in Congressional District 19: Within Palm Beach County and including parts of the city of Delray Beach and portions of other incorporated and unincorporated areas. The northern boundary of the AOC follows State Highway 700 from the intersection with I-91 Florida's Turnpike east to Kirk Road. South on Kirk Road to State Highway 882, then west on Highway 882 to N Military Trail. Continue south on N Military Trail to the intersection with LWDD Canal L10. Follow the canal east to the intersection with Kirk Road, then south along Kirk Road to the intersection with Canal L14. West along the canal to N Military Trail. South on N Military Trail to Lantana Road, then east on Lantana Road to S Congress Avenue. South on S Congress Avenue to the intersection with Boynton Canal C16. West along the canal to the intersection with N Military Trail. South along N Military Trail to State Highway 804, then east along Highway 804 to Lawrence Road. South on Lawrence Road to Woolbright Road, then west on Woolbright Rd to N Military Trail. Continue south on N Military Trail to Coconut Lane, then east on Coconut Lane to Summit Drive. Continue east on Summit Drive to S Congress Avenue. South on S Congress Avenue to the intersection with the Lake Ida Canal. Follow the canal west to the intersection with Davis Road, then south on Davis Road to W Atlantic Avenue. Continue west on W Atlantic Avenue to Homewood Boulevard, then south on Homewood Boulevard to Linton Boulevard. West on Linton Boulevard to N Military Trail, then south on N Military Trail to Clint Moore Road. Follow Clint Moore Road west to US Highway 441, then continue south on Highway 441 to Yamato Road. Follow Yamato Road west to Lee Way, then continue north on Lee Way to the intersection with Lee Road. Follow Lee Road east to US Highway 441, then continue north on Highway 441 to State Highway 804. Follow State Highway 804 east to the intersection with Lyons Road. Take Lyons Road north to the intersection with Boynton Canal C16. Follow the canal east to the intersection with I-91 Florida's Turnpike. Continue north along Florida's Turnpike to the intersection with State Highway 700, where it closes the AOC border. REQUIRED: The space must be contiguous and located on one floor in commercial, retail or industrial/flex space. The building should have a loading dock, forklift accessibility, or adequate alternative for deliveries. Lease should be "Full Service"; all services, supplies, utilities, and tenant alterations are to be provided as part of the rental consideration. Space must be ready for occupancy August 17, 2009. Regularly scheduled public transportation and/or employee parking within three (3) blocks sufficient to cover commuting and visitor needs should be available. A variety of inexpensive, and moderately priced fast food and/or eat-in restaurants within three blocks, and other employee services such as retail shops, cleaners, banks, etc. should be available within one-half (1/2) mile. Buildings offered must be of sound and substantial construction of the type generally recognized as modern office-type buildings having fully adequate means of ingress and egress, must fully meet the Architectural Barriers Act Accessibility Standard (ABAAS) or capable of being altered to meet ABAAS. The building must also conform to current seismic requirements. LEASE TERM: Term is 16 months, 12 months firm.
