- REQUIREMENT: The General Services Administration is seeking to lease 6,270 RSF - 6,930 RSF rentable square feet which should yield 5,650 USF - 5,800 USF usable square feet of contiguous office or related space for the Census Bureau in Brooksville together with three (3) on-site, reserved parking spaces. The space must be within the delineated area described below. LOCATION: The area in Brooksville, Florida within the following boundaries or county, to be located in Congressional District 5: Includes the entirety of Hernando county and part of Pasco county. The city of Brooksville as well as other incorporated and unincorporated areas are contained within the AOC. From the intersection of the Hernando county boundary and Shady Hills Road, follow Shady Hills Road south to Suncoast Parkway, continue south on Suncoast Parkway to State Road 54. Follow State Road 54 east to Land O Lakes Boulevard and go south on Land O Lakes Boulevard to the Pasco county boundary. Follow the Pasco county boundary east and north to the Hernando county boundary. Follow the Hernando county boundary until it intersects with Shady Hills Road, where the AOC boundary is closed. REQUIRED: The space must be contiguous and located on one floor in commercial, retail or industrial/flex space. The building should have a loading dock, forklift accessibility, or adequate alternative for deliveries. Lease should be "Full Service"; all services, supplies, utilities, and tenant alterations are to be provided as part of the rental consideration. Space must be ready for occupancy August 17, 2009. Regularly scheduled public transportation and/or employee parking within three (3) blocks sufficient to cover commuting and visitor needs should be available. A variety of inexpensive, and moderately priced fast food and/or eat-in restaurants within three blocks, and other employee services such as retail shops, cleaners, banks, etc. should be available within one-half (1/2) mile. Buildings offered must be of sound and substantial construction of the type generally recognized as modern office-type buildings having fully adequate means of ingress and egress, must fully meet the Architectural Barriers Act Accessibility Standard (ABAAS) or capable of being altered to meet ABAAS. The building must also conform to current seismic requirements. LEASE TERM: Term is 16 months, 12 months firm.
