Description
The United States Government seeks to lease office space consisting of approximately 5,700-6,300 rentable square feet in Waterbury, CT within the following delineated area: Space must be located within the area bounded by or fronting on the following: North: Waterbury City boundary; Exclusion Area in the Center of the City: Homer St to Chase Ave to Lakewood Rd; East: Waterbury City boundary to Wolcott St to Sharon Rd to Woodtick Rd to Frost Rd to Stillson Rd to Woodtick Rd to Steward Ave to Granger St to Meriden Rd to Byam Rd to Waterbury City boundary; Exclusion Area in the Center of the City: Wolcot St to Niagra St; South: Waterbury City boundary to Hamilton Ter to Hamilton Ave to Union St to Washington St to S Main St to Jewelry St to Benedict St W Liberty St to Bank St to Washington Ave to Highland Ave to Wilkenda Ave to Ruth St to Bennett Ave to Anthony Ter to Fairfield Ave to Wesley St to Bradley Ave to Arnold St to Mount Carmel Ave to Cronin Dr to Valleyview Dr to Bradley Ave to Oronoke Rd to invisible boundary to Campfield Rd to Southwest Rd to Country Club Rd; Exclusion Area in the Center of the City: East Main St to Rutledge St to Mad River to invisible line to Hamilton Ave to Union St to I-84; West: Waterbury City Boundary; Exclusion Area in the Center of the City: Meadow St to West Main St to Thomaston Ave. The space is required for Sixteen months (Twelve Months Firm) commencing August 17, 2009. Fully serviced leases are sought. The space should yield a maximum of 5,100-5,350 ANSI/BOMA usable square feet. Parking is required for 3 vehicles. The offered space must meet Government requirements for Fire Safety and Handicapped Accessibility. Contiguous space located on one floor is preferred. Building must include a loading dock or acceptable alternative. Freight elevator or passenger elevator used for freight is required if space is above or below ground level. Elevator must be equipped to handle heavy loads and large enough to accommodate a standard pallet (48" x 40") without breaking down pallet. SUBMISSION REQUIREMENTS: Expressions of interest must be submitted in writing and should include the following information at minimum (This is not an invitation for bids or a request for proposals): •Building name/address; •Legal property description, recent survey, and property identification numbers (PIN); •Location of space in the building and date it will be available; •One-eighth inch scale drawing of space offered; •ANSI/BOMA defined office area/useable square feet (USF); •Rentable Square Feet (RSF) offered and rental rate per square foot, specifying services, utilities, and tenant improvement allowance included; •Common Area Factor used to determine the RSF; •Name, address, telephone number, and email address of authorized contact; •In cases where an agent is representing multiple ownership entities, written acknowledgement, and •Permission to represent multiple owners for the same submission. AUTHORIZED CONTACTS: GSA is using a tenant broker to represent the Government in lease negotiations for this transaction. In no event shall a potential offeror enter into negotiations or discussions concerning a space to be leased with representatives of any Federal agency other than the authorized officers and employees of the General Services Administration (GSA) or their authorized representative John O'Connell.
