Description
UNITED STATES GOVERNMENT SEEKS TO LEASE OFFICE SPACE IN MADISON, WISCONSIN (GS-05B-18136) The United States Government seeks to lease class ‘A’ office space in Madison, Wisconsin. The space offered must consist of approximately 10,925 rentable square feet yielding a minimum of 9,500 ANSI/BOMA usable square feet and a maximum of 10,450 ANSI/BOMA usable square feet. DESCRIPTION: Site must be located outside the 100-year flood plain. Preference will be given to space located on the second story or higher. Contiguous office space is preferred. For proposals of new construction, a minimum 20-foot setback on all sides of the building, excluding right of ways and easements, is required. The space shall be located in surroundings conducive to a professional business area. The location must not be in the immediate vicinity of any potential environmental threats, such as fuel storage areas, gas stations, chemical manufacturing facilities, etc. DELINIATED AREA: The proposed space must be located within the following delineated area: North:East Gorham and East Baldwin; South:Greenway Cross and Stewart Street; East:Williamson, John Nolen Street, Rimrock Road; West:Fish Hatchery Road and South Park Street REQUIRED: All services, supplies, utilities and tenant alterations are to be provided as part of the rental consideration. Twenty (20) on-site, reserved, secured parking spaces are required. The offered space must meet Government requirements for Fire Safety and Handicapped Accessibility. LEASE TERM: The proposed lease is for fifteen (15) years, ten (10) years firm, with the Government having cancellation privileges after 10 years. ESTIMATED OCCUPANCY DATE: August 1, 2009.
