- REQUIREMENT: The General Services Administration is seeking to lease 6,270 - 6,930 rentable square feet of contiguous office/flex/retail space for the Census Bureau in Kansas City, KS - together with three (3) on-site reserved parking spaces. LOCATION: City Limits of Kansas City, KS in Wyandotte County. REQUIRED: •Census requires Freight elevator AND loading dock (or acceptable alternative to a loading dock). •The space must be contiguous and located on one floor in commercial, retail, or industrial/flex space. •Lease should be Full Service; all services, supplies, utilities, and tenant alterations are to be provided as part of the rental consideration. •Space must be ready for occupancy Monday August 17, 2009. •Regularly scheduled public transportation available and commuting and visitor needs should be available. Inner City must have, within three blocks, public or private parking for up to 50 office employees. Outside City office-parking on-site per local code. •A variety of inexpensive, and moderately priced fast food and/or eat-in restaurants within three blocks, and other employee services such as retail shops, cleaners, banks, etc. should be available within one-half (1/2) mile. •Property located within a base floodplain (100-year floodplain) or wetland will not be considered. •The building offered must not contain asbestos. •A contiguous block of open space on one floor is preferred, but space may be accepted on no more than two floors however the tow blocks of space must be directly above each other. •24 hours, 7 days a week access to space. •Adequate maneuvering for 40' truck deliveries. •This requirement CANNOT be collocated in a building that also houses agencies with local, state, or federal enforcement responsibilities. •Buildings offered must be of sound and substantial construction of the type generally recognized as modern office-type buildings having fully adequate means of ingress and egress, must fully meet the Architectural Barriers Act Accessibility Standard (ABAAS) or capable of being altered to meet ABAAS. The building must also conform to current seismic requirements. LEASE TERM: •Term is 16 months, 12 months firm.
