Description
The United States Government seeks to lease office space consisting of approximately 5,700-6,300 rentable square feet in the County of San Diego, CA within the following delineated area: In the county of San Diego, California, the city of National City east of Interstate 5, the city of Chula Vista west of Interstate 805, and that portion of the city of San Diego south of Chula Vista that is bounded on the west by Interstate 5, on the east by Interstate 805, and on the south by State Highway 905. The space is required for Sixteen Months (Twelve Months firm) commencing August 17, 2009. Fully serviced leases are sought. All services, supplies, utilities, and tenant alterations are to be provided as part of the rental consideration. The space should yield a maximum of 5,350 ANSI/BOMA usable square feet, but may not be less than 5,100 ANSI/BOMA usable square feet. Reserved parking is required for three vehicles. The offered space must meet Government requirements for Fire Safety and Handicapped Accessibility. Contiguous space located on one floor is preferred. Building must include a loading dock or acceptable alternative. Freight elevator or passenger elevator used for freight is required if space is above or below ground level. Elevator must be equipped to handle heavy loads and large enough to accommodate a standard pallet (48" x 40") without breaking down pallet. Regularly scheduled public transportation and or employee parking within three blocks sufficient to cover commuting and visitor needs should be available. Property located within a base floodplain (100 year floodplain) or wetland will not be considered. SUBMISSION REQUIREMENTS: Expressions of interest must be submitted in writing and should include the following information at minimum (This is not an invitation for bids or a request for proposals): •Building name/address; •Legal property description, recent survey, and property identification numbers (PIN); •Location of space in the building and date it will be available; •One-eighth inch scale drawing of space offered; •ANSI/BOMA defined office area/useable square feet (USF); •Rentable Square Feet (RSF) offered and rental rate per square foot, specifying services, utilities, and tenant improvement allowance included; •Common Area Factor used to determine the RSF; •Name, address, telephone number, and email address of authorized contact; •In cases where an agent is representing multiple ownership entities, written acknowledgement, and •Permission to represent multiple owners for the same submission. AUTHORIZED CONTACTS: GSA is using a tenant broker to represent the Government in lease negotiations for this transaction. In no event shall a potential offeror enter into negotiations or discussions concerning a space to be leased with representatives of any Federal agency other than the authorized officers and employees of the General Services Administration (GSA) or their authorized representative UGL-Equis.
