Description
REQUIREMENT: The General Services Administration is seeking to lease 6,270-6,930 rentable square feet of contiguous office and related space for the Census Bureau in Chicago (Far South), Illinois together with three (3) on-site reserved parking spaces. The space must be within the delineated area described below. LOCATION: The area in Chicago (Far South), Illinois within the following boundaries: NORTH BOUNDARY: From I-90/94 (Dan Ryan Expressway) exit 63rd Street west to Site #7, continue west on 63rd St. to Site # 13, continue west to S. Western Ave. to Site #6, travel south on Western to 67th St., travel east on 67th St. to Ashland Ave., travel south on S. Ashland Ave. to Site #8 and Site #14. Continue on Ashland Ave. to 79th St. to S. Princeton Ave., head south on S. Princeton Ave. to Site #2 and Site #3. Travel south to 81st St., head east to Wentworth Ave. on Wentworth Ave. to S. State St. head south on S. State to Site #5; EAST BOUNDARY: From Rte. 41 (South Shore Drive) to Hayes Dr., head west on Hayes Dr. which turns into 63rd St. head west to State St., take S. State St. south to 83rd St to Site #5. Head west on 83rd St to Site #2, #3, and #4. On Princeton Ave., head north to 79th St. travel west on 79th St. to Ashland Ave to Site #14 and Site #8. Travel north to 67th St., head west on 67th St. Western Ave., travel north on Western Ave. to Site #12 and Site #6. On Western Ave, travel north to 63rd St, turn East onto 63rd St to Site #13. Continue on 63rd St to Site #7; SOUTH BOUNDARY: From I-94 ( Dan Ryan Expressway) exit 83rd St to Stats St, turn north to Site #5 proceed to 83rd St. head west on 83rd St to Site #2, #3 and #4.. On S. Princeton, head north to 79th St. travel west on 79th St to Ashland Ave to Site #14 and Site #8. Travel north to 67th St. head west on 67th St to Western Ave. Travel north on Western Ave to Site #12 and Site #6. On Western Ave, travel north to 63rd St, Turn east onto 63rd St. to Site #13. Continue on 63rd St to Site #7; WEST BOUNDARY: From I-294, exit 79th St. head east to S. State St. travel south to Site #5. Go to 83rd St. and head west to on 83rd St. to Site #4. Turn north on Princeton Ave to Sites # 2, #3 and #4. Head north on Princeton to 79th St. Travel west on 79th St to Ashland Ave to Sites #14 and #8. Travel North to 67th St. Head West on 67th St. to Western Ave. Travel north on Western Ave to Sites #12 and #6. On Western Ave travel north to 63rd St. turn east onto 63rd St to Site #13. Continue on 63rd St. to Site #7. *NOTE: All sites must be located within the Illinois 1st US Congressional District REQUIRED: The space must be contiguous and located on one floor in commercial, retail, industrial/flex or warehouse space. The building should have a loading dock or have forklift accessibility for deliveries. Lease should be "Full Service;" all services, supplies, utilities, and tenant alterations are to be provided as part of the rental consideration. A variety of inexpensive, and moderately priced fast food and/or eat-in restaurants within three blocks, and other employee services such as retail shops, cleaners, banks, etc. should be available within one-half (1/2) mile. Property located within a base floodplain (100-year floodplain) or wetland will not be considered. The building offered must not contain asbestos. Buildings offered must be of sound and substantial construction of the type generally recognized as modern office-type buildings having fully adequate means of ingress and egress, must fully meet the Architectural Barriers Act Accessibility Standard (ABAAS) or capable of being altered to meet ABAAS. The building must also conform to current seismic requirements. LEASE TERM: Term is 16 months, 12 months firm.
