DESCRIPTION: The General Services Administration (GSA), is interested in leasing approximately 17,950 rentable square feet of contiguous office and related space yielding a minimum of 15,598 ANSI/BOMA office area square feet (previously usable) and three (3) reserved parking spaces for Government vehicles. Visitor and employee parking must meet at least the minimum code requirements of the local jurisdiction. The space must meet or be capable of being altered to meet the Government’s specifications, as well as current requirements for Fire and Life Safety and Handicapped Accessibility. TENANT:Social Security Administration (SSA). LOCATION: Offered properties shall be located within the following delineated area of Ventura, California: (Northern Boundary) East Main Street from Ventura Avenue veering eastward along Loma Vista Road to North Victoria Avenue; (Eastern Boundary), North Victoria Avenue from Loma Vista Road to Telephone Road, continuing easterly along Telephone Road to Johnson Drive and then southerly along Johnson Drive to US Highway 101; (Western Boundary) Ventura Avenue; and (Southern Boundary) US Highway 101. Both sides of boundary streets shall be considered. LEASE TERM: The lease will be for twenty (20) years, fifteen (15) years firm. REQUIRED: Any offered buildings must be of sound and substantial construction, of a type generally recognized as modern, office space. The space shall be altered to meet the Government’s requirements, shall have a fully serviced rent structure, shall be fully accessible in accordance with ADA standards, and shall conform to applicable Life Safety Performance Level of RP 6 (seismic standards). Offered space above the ground floor will be considered. Space offered must be contiguous on one floor and if it is located above the ground floor there must be at least two elevators that service the floor. Build-to-suit offers will require a minimum set-back requirement of twenty (20) feet from the face of the building’s exterior to the protected/defended perimeter (i.e., any potential point of explosion). POINT OF CONTACT: Expressions of interest should be submitted to the following person and address in writing, via e-mail, or via fax, and should provide the building name, address, and the offered square footage, a site plan, accessibility to public transit and a list of moderately priced eateries and other employee services located within one mile of the site.
