- REQUIREMENT: The General Services Administration is seeking to lease 6,270-6,930 rentable square feet of contiguous office and related space for the Census Bureau in Champaign and Urbana, Chicago, Illinois together with three (3) on-site reserved parking spaces. The space must be within the delineated area described below. LOCATION: The area in Champaign and Urbana, Illinois within the following boundaries: NORTH BOUNDARY: From I-57 and Route 74, travel southeast to North Prospect Ave. south; EAST BOUNDARY:From North Ave. and West Vine St, head east to North Neil St, one block North on N. Neil St. to property; SOUTH BOUNDARY: On S. Neil St. and W. Springfield Ave., on W. Springfield Ave west from S. Neil St. to N. Mattis Ave; WEST BOUNDARY: From W. Springfield Ave. and N. Mattis Ave., north to Glen Park Dr. NOTE: All sites must be located within the 15th US Congressional District. Within the above described area, the area in the City of Champaign bounded by Washington Street on the North, State Street on the West, Healy St. on the South, and the former Illinois Central RR tracks on the East is excluded from the delineated area. REQUIRED: The space must be contiguous and located on one floor in commercial, retail, industrial/flex or warehouse space. The building should have a loading dock or have forklift accessibility for deliveries. Lease should be "Full Service;" all services, supplies, utilities, and tenant alterations are to be provided as part of the rental consideration. Regularly scheduled public transportation and/or employee parking within three (3) blocks sufficient to cover commuting and visitor needs should be available. A variety of inexpensive, and moderately priced fast food and/or eat-in restaurants within three blocks, and other employee services such as retail shops, cleaners, banks, etc. should be available within one-half (1/2) mile. Property located within a base floodplain (100-year floodplain) or wetland will not be considered. The building offered must not contain asbestos. Buildings offered must be of sound and substantial construction of the type generally recognized as modern office-type buildings having fully adequate means of ingress and egress, must fully meet the Architectural Barriers Act Accessibility Standard (ABAAS) or capable of being altered to meet ABAAS. The building must also conform to current seismic requirements. LEASE TERM: Term is 16 months, 12 months firm.
