Description
The United States Government seeks to lease office space consisting of approximately 6,935 - 7,665 rentable square feet in Essex County, NJ within the following delineated area: Space must be located within the area bounded by or fronting on the following: Begin: Junction of Bloomfield Township-Montclair Township municipal boundary with Essex County-Passaic County boundary. Southeast along Essex County-Passaic County boundary to the centerline of Passaic River. Centerline of Passaic River becomes Essex County-Bergen County boundary. South along centerline of Passaic River (Essex County-Bergen County boundary) to the Bergen County-Hudson County boundary. Centerline of Passaic River becomes Essex County-Hudson County boundary. South along centerline of Passaic River (Essex County-Hudson County boundary) to the confluence of Second River with Passaic River. Second River becomes Belleville Township-Newark City municipal boundary. Northwest along Second River (Belleville Township-Newark City municipal boundary) to the point where Belleville Township-Newark City municipal boundary leaves Second River. South along Belleville Township-Newark City municipal boundary to its junction with Franklin Avenue. Franklin Avenue becomes Belleville Township-Newark City municipal boundary. South along Franklin Avenue (Belleville Township-Newark City municipal boundary) to its intersection with Belmont Avenue. Belmont Avenue becomes Belleville Township-Newark City municipal boundary. South along Belmont Avenue (Belleville Township-Newark City municipal boundary) to its intersection with Newark Avenue. South from the intersection of Belmont Avenue and Newark Avenue to the intersection of Watchung Avenue and Stephen Crane Plaza. Watchung Avenue becomes Belleville Township-Newark City municipal boundary. South along Watchung Avenue (Belleville Township-Newark City municipal boundary) to that point where the Belleville Township-Newark City municipal boundary leaves Watchung Avenue. Southwest along Belleville Township-Newark City municipal boundary to its junction with Bloomfield Township municipal boundary. Southwest, then northwest along Bloomfield Township-Newark City municipal boundary to its junction with East Orange City municipal boundary. Northwest along Bloomfield Township-East Orange City municipal boundary to its junction with Glen Ridge Borough municipal boundary. Northeast along Bloomfield Township-Glen Ridge Borough municipal boundary to the intersection of with Washington Place with Washington Street. Washington Place becomes Bloomfield Township-Glen Ridge Borough municipal boundary. Northeast along Washington Place (Bloomfield Township-Glen Ridge Borough municipal boundary) to its end at Windsor Place. Northeast along Bloomfield Township-Glen Ridge Borough municipal boundary to its junction with Bloomfield Avenue. Bloomfield Avenue becomes Bloomfield Township-Glen Ridge Borough municipal boundary. Northwest along Bloomfield Avenue (Bloomfield Township-Glen Ridge Borough municipal boundary) to the point where the municipal boundary leaves Bloomfield Avenue. Northeast along Bloomfield Township-Glen Ridge Borough municipal boundary to its junction with Edgewood Road. Edgewood Road becomes Bloomfield Township-Glen Ridge Borough municipal boundary. Northeast along Edgewood Road (Bloomfield Township-Glen Ridge Borough municipal boundary) to its end at Belleville Avenue. Northeast along Bloomfield Township-Glen Ridge Borough municipal boundary to the intersection of Essex Avenue with Baldwin Street. Essex Avenue becomes Bloomfield Township-Glen Ridge Borough municipal boundary. Bay Avenue becomes Bloomfield Township-Glen Ridge Borough municipal boundary. Northeast along Bloomfield Township-Glen Ridge Borough municipal boundary to the southern terminus of Stonehouse Road. Stonehouse Road becomes Bloomfield Township-Glen Ridge Borough municipal boundary. Northeast along Stonehouse Road (Bloomfield Township-Glen Ridge Borough municipal boundary) to its northern terminus. Northeast, then west along Bloomfield Township-Glen Ridge Borough municipal boundary to its junction with Montclair Township municipal boundary. Northeast along Bloomfield Township-Montclair Township municipal boundary to its junction with Essex County-Passaic County boundary. End. The space is required for Sixteen Months (Twelve Months Firm) commencing August 17, 2009. Fully serviced leases are sought. The space should yield a minimum of 6,200 to a maximum of 6,500 ANSI/BOMA usable square feet. Parking is required for 3 vehicles. The offered space must meet Government requirements for Fire Safety and Handicapped Accessibility. Contiguous space located on one floor is preferred. Building must include a loading dock or acceptable alternative. Freight elevator or passenger elevator used for freight is required if space is above or below ground level. Elevator must be equipped to handle heavy loads and large enough to accommodate a standard pallet (48" x 40") without breaking down pallet. SUBMISSION REQUIREMENTS: Expressions of interest must be submitted in writing and should include the following information at minimum (This is not an invitation for bids or a request for proposals): •Building name/address; •Legal property description, recent survey, and property identification numbers (PIN); •Location of space in the building and date it will be available; •One-eighth inch scale drawing of space offered; •ANSI/BOMA defined office area/useable square feet (USF); •Rentable Square Feet (RSF) offered and rental rate per square foot, specifying services, utilities, and tenant improvement allowance included; •Common Area Factor used to determine the RSF; •Name, address, telephone number, and email address of authorized contact; •In cases where an agent is representing multiple ownership entities, written acknowledgement, and •Permission to represent multiple owners for the same submission. AUTHORIZED CONTACTS: GSA is using a tenant broker to represent the Government in lease negotiations for this transaction. In no event shall a potential offeror enter into negotiations or discussions concerning a space to be leased with representatives of any Federal agency other than the authorized officers and employees of the General Services Administration (GSA) or their authorized representative Thomas H.
