Description
U.S. Government Seeks Sources to Lease Office and Related Space in Arlington, TX Project No. 7TX3029 SUMMARY REQUIREMENT: The General Services Administration (GSA) desires to lease approximately 81,304 existing rentable square feet of office and related space, yielding 70,699 ANSI/BOMA Office area (formerly usable) square feet of existing modern office space. A minimum of 290 surface spaces are also required. BUILDING REQUIREMENT: The facility must be professional in appearance, well maintained, of modern design, and of sound and substantial construction. The space shall be located in a professional office setting. Space shall not be located within a base floodplain or wetland unless the Government has determined it to be the only practicable alternative. The requested space must be fully serviced, and in a building capable of meeting, or being altered to meet, the Government’s needs and security requirements as well as the Government’s requirements for fire and life safety and handicapped accessibility. UNIQUE REQUIREMENTS: It is preferred that office space is contiguous, and located on as few floors as practicable. Space must be located on the first floor or higher and have the potential for efficient layout. LOCATION / DELINEATED AREA: The building offered must be located Within the City of Arlington, TX and no more than two blocks outside of the following perimeter: •On the north and west by Green Oaks/Meadowbrook/Eastchase/Dottie Lynn, •On the south by Sublett/ Harwood •On the east by State Highway 360lWatson LEASE TERM: The term is for fifteen (15) years, ten (10) years firm. Expressions of interest should include the following: 1.Building name and address. 2.Floor plans of space offered. 3.Confirm BOMA method of measurement, usable yield for available space by floor, and building common area factor. 4.Name, address, and telephone number of individual to be contacted. OWNERS AND AUTHORIZED AGENTS: Brokers and agents may represent prospective landlords, but any properties or proposals submitted by the brokers/agents must be accompanied by written evidence that they are authorized to represent the building’s ownership. AUTHORIZED CONTACTS: In no event shall the offeror enter into negotiations or discussions concerning the space to be leased with representatives of any Federal Agency other than the officers and employees of the GSA.
