Description
The United States Government seeks to lease office space consisting of approximately 6,935 to 7,665 rentable square feet in Santa Clara, California within the following delineated area: Space must be located within the area bounded by or fronting on the following: North Boundary: Beginning at the intersection of the Lawrence Expy and Monroe St head east on Monroe St to Bowers Ave to Great American Pkwy to St Hwy 237 to Guadalupe River to Trimble Rd to US Hwy 101 to Duane Ave to Central Expy to Cruz Blvd to St Hwy 82; East Boundary: St Hwy 82 to Interstate 880 to St Hwy 17 to W Valley Hwy to S Bascom Ave to National Ave to Lost Oaks Dr to Kinghurst Dr to Samaritan Dr to Union Ave to Branham Ln to Little Branham Ln to Camden Ave to Blossom Hill Rd to the Los Gatos city limit; South Boundary: the southern edge of the Los Gatos city limit to San Tomas Aquino Creek; West Boundary: San Tomas Aquino Creek to the Union Pacific RR to the Campbell city limit to W Campbell Ave to Prospect Rd to S Stelling Rd to Rainbow Dr to Bubb Rd to McClellan Rd to S Foothill Blvd to N Foothill Blvd to Interstate 280 to Wolfe Rd to Homestead Rd to the Lawrence Expy to Monroe St. The space is required for Sixteen Months (Twelve Months Firm) commencing August 17, 2009. Fully serviced leases are sought. The space should yield a maximum of 6,500 ANSI/BOMA usable square feet. Parking is required for 3 vehicles. The offered space must meet Government requirements for Fire Safety and Handicapped Accessibility. Contiguous space located on one floor is preferred. Building must include a loading dock or acceptable alternative. Freight elevator or passenger elevator used for freight is required if space is above or below ground level. Elevator must be equipped to handle heavy loads and large enough to accommodate a standard pallet (48" x 40") without breaking down pallet. SUBMISSION REQUIREMENTS: Expressions of interest must be submitted in writing and should include the following information at minimum (This is not an invitation for bids or a request for proposals): •Building name/address; •Legal property description, recent survey, and property identification numbers (PIN) •Location of space in the building and date it will be available; •One-eighth inch scale drawing of space offered; •ANSI/BOMA defined office area/useable square feet (USF); •Rentable Square Feet (RSF) offered and rental rate per square foot, specifying services, utilities, and tenant improvement allowance included; •Common Area Factor used to determine the RSF; •Name, address, telephone number, and email address of authorized contact; •In cases where an agent is representing multiple ownership entities, written acknowledgement, and •Permission to represent multiple owners for the same submission. AUTHORIZED CONTACTS: GSA is using a tenant broker to represent the Government in lease negotiations for this transaction. In no event shall a potential offeror enter into negotiations or discussions concerning a space to be leased with representatives of any Federal agency other than the authorized officers and employees of the General Services Administration (GSA) or their authorized representative UGL Equis.
