Description
REQUIREMENT: The U.S. Government is seeking to lease 1,520 rentable square feet yielding 1,322 ANSI/BOMA office area square feet of contiguous office and related space in Greensboro, NC within the following delineated area: DELINEATED AREA: NORTH:West Wendover Ave. EAST:West on Koger Blvd. to S40 Dr. to Stanley Rd. to West Wendover Ave. SOUTH:Landmark Center Blvd. to Koger Blvd to Marithe Crt (u turn). WEST:Landmark Center Dr. to Landmark Center Blvd. REQUIRED: Three (3) reserved parking spaces must be provided on site. Space must be located in a prime commercial office district with attractive, prestigious surroundings with a prevalence of modern design, tasteful rehabilitation in modern use or new construction. Site must be located outside the 100-year flood plain. All services, supplies, utilities, and tenant alterations are to be provided as part of the rental consideration. The offered space must meet Government requirements for Fire Safety and Handicapped Accessibility. This requirement applies to “all sides” of the building. The Government does not accept sub-leases. LEASE TERM: Term is for 10 years, 5 years firm, with the Government having cancellation privileges after 5 years.
