Description
REQUIREMENT: The General Services Administration is seeking to lease 5,700-6,300 rentable square feet of contiguous office and related space for the Census Bureau in Chicago (Northwest), Illinois together with three (3) on-site reserved parking spaces. The space must be within the delineated area described below. LOCATION: The area in Chicago (Northwest), Illinois within the following boundaries: NORTH BOUNDARY: From I-94 (Edens Expressway) South, exit at Cicero Heading south to Lawrence, east on Lawrence to Monticello. South on Monticello to Belmont, west on Belmont Ave., continue passed Cicero Ave. to Lavergne Ave. south on Lavergne to W. Diversey Ave. west on Diversey Ave. to Central Ave. south on Central Ave. to Fullerton Pky. Continue on Fullerton which turns into Grand Ave. Continue on Grand to Thatcher Ave. head north on Thatcher to W. Forest Preserve Dr. continue to Montrose Ave. east on Montrose to Austin Blvd. north on Austin Blvd to Lawrence Ave. East on Lawrence Ave. to Monticello. EAST BOUNDARY: From I-90/94 North to Kedzie Ave. exit Kedzie north to Belmont. Forest Preserve Dr. continue to Montrose Ave. east on Montrose to Austin Blvd. North on Austin Blvd. to Lawrence Ave. east on Lawrence Ave. to Monticello. *NOTE: All sites must be located within the Illinois 5th US Congressional District REQUIRED: The space must be contiguous and located on one floor in commercial, retail, industrial/flex or warehouse space. The building should have a loading dock or have forklift accessibility for deliveries. Lease should be “Full Service;” all services, supplies, utilities, and tenant alterations are to be provided as part of the rental consideration. Regularly scheduled public transportation and/or employee parking within three (3) blocks sufficient to cover commuting and visitor needs should be available. A variety of inexpensive, and moderately priced fast food and/or eat-in restaurants within three blocks, and other employee services such as retail shops, cleaners, banks, etc. should be available within one-half (1/2) mile. Property located within a base floodplain (100-year floodplain) or wetland will not be considered. The building offered must not contain asbestos. Buildings offered must be of sound and substantial construction of the type generally recognized as modern office-type buildings having fully adequate means of ingress and egress, must fully meet the Architectural Barriers Act Accessibility Standard (ABAAS) or capable of being altered to meet ABAAS. The building must also conform to current seismic requirements. LEASE TERM: Term is 16 months, 12 months firm.
