- REQUIREMENT: The General Services Administration is seeking to lease 5,700-6,300 rentable square feet of contiguous office and related space for the Census Bureau in Chicago (Near North), Illinois together with three (3) on-site reserved parking spaces. The space must be within the delineated area described below. LOCATION: The area in Chicago (Near North), Illinois within the following boundaries: NORTH BOUNDARY: Travel southbound on I-94 (Edens Expressway) to Irving Park Rd., exit Irving Park Rd., travel east on Ashland Ave. turn south onto Ashland Ave. to Site Continue south on Ashland to Diversey Ave. turn east onto Diversey Ave. to Sheridan Rd. Head north on Sheridan Rd. continue to Belmont Ave. turn west onto Belmont Ave. continue to I-94/90. EAST BOUNDARY: From Rte. 41, exit at Belmont and travel west to Sheridan Rd. head south on Sheridan Rd. At Diversey, turn west and continue to Ashland. Turn north on Ashland to Belmont. Head east on Belmont to Rte. 41. SOUTH BOUNDARY: From to I-94/90, exit north onto Damen Ave. continue north to Irving Park Rd. turn east onto Irving Park Rd. heading to Ashland Ave. On Ashland Ave. turn south and continue to Diversey. Head eastbound on Diversey to Sheridan Rd. Turn north onto Sheridan Rd. to Belmont. Turn west onto Belmont Ave. and continue to Damen Ave. head south on Damen to I-94/90. WEST BOUNDARY: From I-94/90, head east on Irving Park Rd. to Ashland Ave. head south and continue to Diversey Pkwy. Head east on Diversey Pkwy to Sheridan Rd. on Sheridan Rd, head north to Belmont and turn west onto Belmont Ave. continue to I-94/90. *NOTE: All sites must be located within the Illinois 5th, 7th or 9th US Congressional District REQUIRED: The space must be contiguous and located on one floor in commercial, retail, industrial/flex or warehouse space. The building should have a loading dock or have forklift accessibility for deliveries. Lease should be “Full Service;” all services, supplies, utilities, and tenant alterations are to be provided as part of the rental consideration. Regularly scheduled public transportation and/or employee parking within three (3) blocks sufficient to cover commuting and visitor needs should be available. A variety of inexpensive, and moderately priced fast food and/or eat-in restaurants within three blocks, and other employee services such as retail shops, cleaners, banks, etc. should be available within one-half (1/2) mile. Property located within a base floodplain (100-year floodplain) or wetland will not be considered. The building offered must not contain asbestos. Buildings offered must be of sound and substantial construction of the type generally recognized as modern office-type buildings having fully adequate means of ingress and egress, must fully meet the Architectural Barriers Act Accessibility Standard (ABAAS) or capable of being altered to meet ABAAS. The building must also conform to current seismic requirements. LEASE TERM: Term is 16 months, 12 months firm.
