- U.S. GOVERNMENT SEEKS TO LEASE APPROXIMATELY 42,300 RSF (YIELDING AT LEAST 32,087 ANSI/BOMA OFFICE AREA SQUARE FEET) OF “CLASS A” OFFICE SPACE WITHIN A SPECIFIC DELINEATED AREA DESCRIBED BELOW. The space must be available for occupancy no later than February 1, 2011. The space must meet requirements for fire-safety plus handicapped access in accordance with ABAAS guidelines. Offered space can be located on no more than two (2) contiguous floors. Offered space must have the ability to house a 2,640 RSF column free area to be used as a training facility. Offered space must also have the ability to accommodate 600 RSF of reinforced slab to house/hold a high density filing system. The offeror must be able to provide four (4) reserved parking spaces within the building or within one block of the building. LEASE TERM: Ten (10) Years firm term with one five year renewal option. DELINEATED AREA: Central Business District of Philadelphia, PA as outlined below (Map available upon request): NORTH – Vine Street EAST – Delaware River SOUTH – South Street WEST – 32nd Street EXPRESSIONS OF INTEREST MUST BE SUBMITTED IN WRITING NO LATER THAN SEPTEMBER 19, 2008 AND SHOULD INCLUDE THE FOLLOWING INFORMATION: 1) Building name and address, and location of space in the building 2) A.pdf or AutoCAD drawing of the offered space. 3) ANSI/BOMA defined Office Area Square Feet 4) Rentable Square Feet offered 5) Percentage Common Area Factor used to determine rentable square feet 6) Number of parking spaces available on the premises. 7) Name, address, telephone number, and email address of individual to be contacted. Submission by other than the owner or manager of a property must be accompanied by a letter from the ownership granting permission to make a general offering of space. In instances where the Offeror is representing more than one property, the Offeror is hereby notified that they may only participate in negotiations on behalf of one owner.
