Description

The current lease for the State Office Space in Dover DE is scheduled to expire September 30, 2008. The approvals were obtained from GSA to allow Rural Development to continue to administer the lease. A market survey was conducted in the area to determine if the negeoitated renewal rate was fair and reasonable. Three locations were visited. Two locations were smaller than the current location and did not meet the space needs of the agency. The third location has ample space to accomodate the space needs of the State Office, however the space would require extensive build out. Two fo the largest realtors in the area were contacted to inquire about current rental rates. Based on information from them, the average cost of a full service leaseis between $17.50 and $23.50 per square foot. The State Office currently occupies 26,835 square feet of office and support space. The current lease has a 5 year renewal option for $14.28 per square foot that was exercised. The renewal option will cover Octover 1, 2008 through September 30, 20013.
