- U.S. GOVERNMENT WANTS TO LEASE SPACE IN TOPEKA, KANSAS (SFO#8KS2015) REQUIREMENT: General Services Administration (GSA) is interested in leasing office space consisting of approximately 4,250 rentable square feet of existing space. Rentable space must yield approximately 3,700 ANSI/BOMA office area square feet of office and related space. The space will be occupied by a law enforcement agency. LEASE TERM: 15 years; 10 years firm term. UNIQUE REQUIREMENTS: Office space must be contiguous and on the second floor space or higher; must have the potential for efficient layout; columns must be at least 24 ft. apart center to center and 24 feet from any interior wall and be no more than two foot square. Space shall be located in a professional office setting and not within close proximity to residential areas, railroad tracks, busy intersections or one-way access roads. Space should not be located near Public Defenders, US Customs/INS, Social Services, Probation Offices, establishments where alcoholic beverages are sold or served, or where there are tenants related to drug treatment or detention facilities. A 20 foot setback shall be provided from the curb line or nearest point accessible by a vehicle, to the façade of the building to house the tenant. The space must be fully serviced and altered to meet the Federal Government’s requirements for fire and life safety and handicap accessibility. Eight (8) parking spaces must be available within a 2-block radius from offered space, at reasonable commercial rates. On-site parking is preferred. LOCATION: Offered properties must be located within Topeka, Kansas within the following delineated area: North – I-70 to S. Kansas Ave; NE Crane St. to SE Adams St. West – SE Adams St to SE 10th Ave; I-70 to I-470; I-470 South – I-470 East – I-470 to I-70; I-70 to S Kansas Ave; S Kansas Ave to NE Crane EXPRESSIONS OF INTEREST SHOULD INCLUDE THE FOLLOWING: 1)Building name and address. 2)One-eighth inch scale drawing of space offered. 3) Square footage offered. 4) Method of measurement used to determine rentable square feet. 5) Name, address, and telephone number of individual to be contacted 6) Evidence of authority to represent the owner.
