- U.S GOVERNMENT SEEKS TO LEASE APPROXIMATELY 48,295 RSF OF OFFICE SPACE (YIELDING A MINIMUM USABLE SQUARE FEET OF 41,996) IN SAN FERNANDO VALLEY, LOS ANGELES COUNTY, CALIFORNIA Description: The General Services Administration (GSA) desires to lease approximately 48,295 rentable square feet of class “A” office and related space, yielding approximately 41,996 ANSI/BOMA office space (previously usable square feet) and seven (7) parking spaces for Official Government vehicles. At a minimum 7,954 usf of the total 41,996 usf should be on the ground floor. Remaining space, approximately 34,042 usf contiguous is acceptable on up to two additional floors. Offered space must contain vertical circulation (elevator)/controlled access in the public areas. Approximately 10-15% of space should be available for expansion. Visitor (approximately 144 vehicles) and employee (approximately 62 vehicles) parking must be within 1/8th mile of the offered building. Parking for employees must be reserved and separate from visitor parking. In addition to existing buildings, the Government will consider proposed site locations for a build-to-suit development to satisfy this requirement. The occupying agency has high security requirements which will require the installation of security equipment. Buildings with parking under the building structure will not be considered. Access to space on weekends and evenings are a must. This potentially includes access by the public after “normal” business hours. Public transportation (bus and/or light rail) must operate with regularly scheduled stops and be available within 1500 linear feet of offered building. Building must include a loading dock or acceptable alternative for receipt and pick-up of pallet sized loads. The dock area and adjacent truck loading/unloading area can be at the same grade as the space offered. Building must maintain a twenty (20) foot setback from any public vehicular area. If setback can not be achieved, other approved security measures may be permitted. At a minimum this project shall obtain LEED certification for Commercial Interiors. (LEED-CI) Tenant: Citizenship and Immigration Services (CIS), DHS Location: Offered properties shall be located within the following delineated area of the San Fernando Valley, California: North: State Highway 118, Interstate 405, Interstate 5 and Interstate 210 South: U.S. Highway 101 and State Highway 134 East: Sunland Boulevard to Interstate 5 West: State Highway 27 Lease Term: The lease will be for fifteen (15) years, ten (10) years firm. Required: The offered space must meet the Government requirements for Fire Life Safety and Handicapped Accessibility. Any offered buildings must be of sound and substantial construction, of a type generally recognized as a modern class “A” office space. All services, supplies, utilities and tenant alterations are to be provided as part of the rental consideration. The space shall be altered to meet the Government’s requirements. Buildings that contain asbestos or PCB materials will not be considered. The building must not be located within the 100 year floodplain. Submission Requirements: Expressions of interest must be submitted in writing, via e-mail or fax and no later than 4:00 p.m. pacific standard time, October 1, 2008 and should provide the following information: 1)Building name, address and location of available space in the building; 2)One-eighth inch scale drawing of space offered showing the entire floor inclusive of columns, stairwells, elevators, lobbies, points of emergency egress, exit doors, window placement, restrooms and all other pertinent structures within the space; 3) for unimproved sites provide site plan with lot size dimensions, a proposed layout demonstrating that a single story building of sufficient size with parking and set-backs shown and the APN#, location map; 4)Rentable Square Feet (RSF) offered and rental rate per square foot, specifying services, utilities; 5)Common Area Factor used to determine the RSF; 6)Name, address, telephone number, and email address of authorized contact; 7)Number of parking spaces available on the premises and the number of parking spaces available at nearby lots; 8)Brokers or Developers who respond on behalf of a building or land ownership shall also provide written evidence of their authority to represent.
