- Description
- The US General Services Administration (GSA) is seeking to lease office space for Social Security Administration in an existing building or build to suit lease. The delineated area is the entire City of Missoula (extending to and including the city limit boundaries), Montana. Space shall be located in an area with attractive, professional business design and use. Buildings on the Historic Register, eligible for the Historic Register, or within a Historic District are encouraged to offer. Location must not be more than 2 blocks from a primary/secondary thoroughfare, and also within 2 blocks of boarding/un-boarding public transportation stop. Amenities such as restaurants and other shopping and services must be located within 1 mile of location/building/space. Buildings that provide open/general parking freely accessible to the public on a first floor or basement (including partial first floor or basement) located underneath the office area, will not be considered. Buildings that house residential living quarters in addition to rentable commercial space will not be considered. Office space offered shall yield minimum 7,015 usable square feet, and include minimum parking of 28 spaces adjacent to the building (and reserved for agency use). Office space shall be contiguous on the same floor and accessible to the physically challenged in compliance with the Architectural Barriers Act Accessibility Standard (ABAAS). Required space shall not be divided by a common area corridor. First floor office space is preferred; however, if 2nd floor or higher space is offered, two ABAAS accessible elevators must access the space. Column spacing may not be less than 20 feet on center. Square foot requirement includes approximately 340 sq. ft. of restrooms internal to the space. These restrooms are required in addition to common area restrooms. Building roof shall be able to accommodate installation of a satellite dish (appx. 4.5 feet in diameter) and all associated cabling. The space, or building/location housing same, may not be located in the 100 year floodplain; or be adjacent to or within 75 linear feet of any: bar, liquor store, night club, or any other business that emits cigarette smoke, chemical or other noxious odors (eg: dry cleaners, nail or beauty salon, bingo parlors, etc.). The building/space must meet all fire/life safety and federal seismic requirements. All services, supplies, maintenance, janitorial, and required tenant improvements (including partitioning) are to be provided as part of the rental consideration. The lease term shall be for 15 years, 10 years firm. Letter of Interest/Location Map of proposed building (and floor plan if available), and preliminary fully serviced rent rates shall be submitted for receipt no later than September 23, 2008 to: General Services Administration, P.O.
