- The United States Government seeks to lease office space consisting of approximately 6,270 - 6,930 rentable square feet in St. Louis County (North), MO within the following delineated areas: AREA 1: Northern Boundary: I-70; Eastern Boundary: I-270, McKelvey Rd, Marine Ave, McKelvey Rd; Southern Boundary: Page Ave, Bennington Pl, Sauterne Dr, Mateus Dr, Marine Terrace Dr, Marine Ave, Amiot Dr, Page Ave, Seven Pines Dr, Windbrooke Ln, Amiot Dr, Creve Coeur Mill Rd, Olive Blvd, Hog Hollow Rd, St. Louis Water County Rd; Western Boundary: St. Louis County Line. AREA 2: Northern Boundary: US Hwy 40, Conwood Ln, Conway Rd, Frontenac Dr, S Spoede Rd, US Hwy 40, Lindbergh Blvd, Clayton Rd, Cella Rd, Pine Valley Rd, St Andrews Dr, Glen Eagles Dr, Ladue Rd, N Price Rd, Washington Ave, W Kingsbury Ave, Kingdel Dr, Barby Ln; Eastern Boundary: McKnight Pl, Sedwick Dr, Narragansett Dr, Fleetwood Dr, Tangelwood Dr, Wenneker Dr, Wen Lou Dr, Louwen Dr, Clayton Dr, I-170, S Brentwood Blvd, Eager Rd, Wrenwood Ln, Swallow Dr, W Sawn Cir, High School Dr, Lawn Dr, S Brentwood Blvd, Harrison Ave, Rock Hill Rd, S McKnight Rd, Old Warson Rd, Des Peres Ave, Warson Woods Dr, Andrew Dr; Southern Boundary: Manchester Rd; Western Boundary: Mason Rd. The space is required for 16 Months (12 Months Firm) commencing August 17, 2009. Fully serviced leases are sought. The space should yield approximately 5,650 - 5,800 ANSI/BOMA usable square feet. Parking is required for 3 vehicles. The offered space must meet Government requirements for Fire Safety and Handicapped Accessibility. Contiguous space located on one floor is preferred. Building must include a loading dock or acceptable alternative. Freight elevator or passenger elevator used for freight is required if space is above or below ground level. Elevator must be equipped to handle heavy loads and large enough to accommodate a standard pallet (48" x 40") without breaking down pallet. SUBMISSION REQUIREMENTS Expressions of interest must be submitted in writing and should include the following information at minimum (This is not an invitation for bids or a request for proposals): •Building name/address; •Legal property description, recent survey, and property identification numbers (PIN); •Location of space in the building and date it will be available; •One-eighth inch scale drawing of space offered; •ANSI/BOMA defined office area/useable square feet (USF); •Rentable Square Feet (RSF) offered and rental rate per square foot, specifying services, utilities, and tenant improvement allowance included; •Common Area Factor used to determine the RSF; •Name, address, telephone number, and email address of authorized contact; •In cases where an agent is representing multiple ownership entities, written acknowledgement, and •Permission to represent multiple owners for the same submission. AUTHORIZED CONTACTS: GSA is using a tenant broker to represent the Government in lease negotiations for this transaction. In no event shall a potential offeror enter into negotiations or discussions concerning a space to be leased with representatives of any Federal agency other than the authorized officers and employees of the General Services Administration (GSA) or their authorized representative UGL Equis.
