- REQUIREMENT: The General Services Administration (GSA) is interested in leasing Class A office space in International Falls, MN for Solicitation for Offer number GS-05B-18279 consisting of approximately 40,250 rentable, 35,000 usable square feet for the National Park Service. The space must yield a minimum of 13,180 class A office space, 4,367 warehouse and general storage space, and 17,458 of special purpose space consisting of maintenance and curatorial space. The site must contain a minimun of ten (10) acres and yield a minimum of 35,000 usable square feet of space, available for use by tenant for personnel, furnishings and equipment. To be considered, the space MUST have direct U.S. Coast Guard navigable channel water access to Rainy River/Lake. In addition, the property must be properly zoned or be able to secure proper zoning, for commercial use and have direct paved road access to State Highway 11. The site must have all city services, all utilities (water and sewer and IT services). To be considered the site must also be located within the following delineated boundaries: North: The U.S. International Boundary of Rainy River or Rainy Lake. West: The Intersection of State Highway #53 and Highway 71. East: Koochiching County Road #21. South: North side of State Highway 11 East. Lease term: Twenty (20) years firm. Owners or their exclusive listing agent ONLY may submit properties/sites for inspection. Submissions are due no later than 4PM CST on 9/26/08. SUBMISSION REQUIREMENTS: Expressions of interest must be submitted in writing and should include the following information at minimum. (This is not an invitation for bids or a request for proposals): 1)Building name/address. 2)Legal property description, recent survey, and property identification numbers (PIN). 3)Location of space in the building and date it will be available. 4)One-eighth inch scale architectural drawing of space being offered. 5)ANSI/BOMA defined office area/usable square feet (USF). 6)Rentable Square Feet (RSF) offered and rental rate per square foot, specifying services, utilities, and tenant improvement allowance included. 7)Common Area Factor used to determine the RSF. 8)Name, address, telephone number, and email address of authorized contact. 9)In cases where an agent is representing multiple ownership entities, written acknowledgement and permission to represent multiple owners for the same submission.
