- Scope of Work Material and Labor for Construction of Six (6) Office Spaces United States Probation Office Suite 1200 300 Las Vegas Blvd. Las Vegas, NV 89101 Scope of Work Part 1 – General 1.01 Location/ Objective A. The project is located in the United States Probation Office, Suite 1200, 300 Las Vegas Blvd., Las Vegas, Nevada 89101. B.The objective of this project is to provide material and labor for the construction of six (6) office spaces. 1.02 Work Summary A.General Intent •Frame approximately 182 lineal feet of wall utilizing 3 5/8”, 22 gauge metal studs, mechanically fastened to metal upper and lower track. Mechanically fasten lower track to flooring no less than 24” on center. Top track to be flush with the underside of the existing T-Grid ceiling. Upper track shall be attached to and or braced to joist above no less than 4 foot on center. All angle bracing shall be staggered. •Provide material and labor for the installation in each office, one (1) dedicated 110VAC 20 amp outlet, two (2) general purpose 110VAC outlets, two (2) data lines, one (1) phone line and one (1) four square box, mud ring and blank cover plate with ¾” conduit running six inches above top plate. •Provide material and labor for the installation of one (1) 110 VAC, 20 amp outlet at the hallway outside of room #3. •Relocate six (6) existing 2’X 4’ florescent light fixtures, furnish and install six (6) additional 2’X 4’ florescent light fixtures to ensure each office has two (2) fixtures. Furnish and install lighting motion sensor in each office. •Relocate any and all annunciating speakers that fall within the office spaces to the closest adjacent hallway. •Provide labor and material for the relocation of three (3) existing fire sprinkler heads and the addition of three (3) fire sprinkler heads. (one head per office) •Provide labor and material to reroute five (5) existing HVAC supply ducts to new office spaces. Provide material and labor for the installation of one (1) new HVAC supply duct. Provide material and labor for the installation of six (6) return air registers. •Provide material and labor to bead blast, primer coat and spray finish coat on five (5) GSA provided door jambs with side lights and one (1) GSA provided 3’0”X 7’0” metal door jamb with trim. Install six (6) client provided 3’X 7’ wood doors with hardware, verify proper door swing. All paint colors and hardware are to match existing offices. •Furnish and install necessary locking hardware for each door and rekey to existing keylock system. •Provide material and labor for the installation of one 4’X 3’ metal cased window. •Provide material and labor for glazing of sidelights and window. NOTE: Tempered glass must be utilized on all side lights. •Provide material and labor for the installation of 5/8” Type X, gypsum board. Mechanically fasten gypsum board to newly studded walls, provide and install corner bead on all outside corners. Provide and install L-metal on the top leading edge of the gypsum board at the T-Grid ceiling. Provide material and labor to tape all inside corners and joints, sand and prepare walls to receive primer and paint. Wall shall be Class 4 minimum. •Provide material and labor for the application of outside perimeter walls of these offices to be painted a burgundy-type color (similar to the paint in Room 2-235). These walls to be painted with one coat of latex primer and as many as final coats needed of the color to cover evenly. •one (1) coat of latex primer and one (1) coat of finish paint. Paint and finish to match existing. •Provide material and labor for installation of 4” vinyl cove base on all newly constructed walls. Cove base to match existing. •Contractor to provide adequate labor and refuge box to ensure the work area is maintained in a safe, neat and orderly fashion. •Contractor will be responsible to field verify all utility locations, dimensions and existing conditions. 1.05 Coordination A.All work on-site shall be coordinated with GSA or GSA’s representative. Part 1 Executions A.All activity of this contract shall be completed within 30 calendar days after “Notice to Proceed”. 1.1.A.Temporary Services A.Owner will pay cost of any energy used (i.e. water, electricity, etc.) during the performance of this task; however, contractor should exercise measures to conserve energy to the maximum extent possible. B.Contractor shall provide their own equipment, flexible power cords and any other tools needed to complete this project. 1.1.B. Facilities A.Existing permanent designated facilities located in another location may be used during the installation to be determined by the owner representative. 1.1.C. Parking A.Use of existing agency (U.S. Probation Office) on-site parking may be provided during the duration of this project. B.Tracked vehicles will not be allowed on paved areas without the expressed written consent of GSA or GSA’s Representative. 1.1.D. Temporary security access and control A.All contract employees will be required to fill out a background security clearance form prior to starting work or will be escorted by an U.S. Probation Office representative if the urgency of the repairs is deemed necessary. B.All contract employees must be properly supervised to ensure work is satisfactorily performed and industry standards are maintained. 1.1.E. Cleaning and waste removal A.At regular intervals during progress of work, clean-up building premises and site and dispose of waste material, rubbish, and debris. B.Do not allow material, rubbish, and debris to accumulate and become an unsightly or hazardous condition. Maintain site in a clean and orderly condition. C.Remove debris and rubbish from pipe chases, plenums, attics, crawl spaces, and other closed or remote spaces, prior to enclosing the space. 1.1.F.Owner Occupancy A.The owner and tenant will occupy the premises during the entire period of the cleaning for the conduct of normal operations. B.Cooperate with owner to minimize conflict, and to facilitate owners operations. END.
