Description
Expressions of Interest Sought (SFO 8MO2124) U.S. GOVERNMENT WANTS TO LEASE OFFICE SPACE IN KANSAS CITY, MISSOURI REQUIREMENT: The United States Government currently occupies office and related space in a building under lease in Kansas City, Missouri that will be expiring. The Government is seeking to lease approximately 23,051 contiguous rentable square feet of office and related space. The rentable space must yield a minimum of 20,051 contiguous ANSI/BOMA Office area square feet. The lease term requirement is for ten (10) years, five (5) years firm term. The space must be available for occupancy by January 31, 2009. The delineated area is: North: I-435 South: 45 Highway East: Hwy 169 West: I-29 Other requirements applicable to this requirement include: •Space offered must be contiguous and have potential for an efficient layout. •Space must be located on the second floor or higher. •Space shall be located in a professional office setting and not within close proximity to residential areas, daycare centers, and schools. •Space shall not be located in the same building as Federal, State or local government agencies providing probation or parole services, halfway houses, drug abuse counseling/rehabilitation programs, and similar social service and welfare programs, and private law firms representing drug offenders. •The Government requires a fully serviced lease including 7 onsite reserved surface parking spaces. •The Government shall have access to the space 24 hours a day, 7 days a week, 365 days a year. •Subleases will not be considered. •Space shall not be located within a base (100-year) flood plain or wetland unless the Government has determined it to be the only practicable alternative. •The offered space must meet Government requirements for Fire and Life Safety and Handicapped Accessibility. The Government is considering whether to remain in its existing lease space or relocate to alternative space. In making this determination, the Government will consider, among other things, the availability of alternate space that potentially can satisfy the Government’s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunications infrastructure, non-productive agency downtime, etc. PLEASE FAX OR E-MAIL EXPRESSIONS OF INTEREST TO: Studley, Inc. The Government’s decision regarding whether or not to relocate will be based, in part, on information received in response to this advertisement. In the event that a potential offeror fails to provide specific rental rate or other required information as part of its response to this advertisement, the Government reserves the right to assume that the building in question cannot meet the Government’s requirements. AUTHORIZED CONTACTS: In no event shall the offer enter into negotiations or discussions concerning the space to be leased with representatives of any Federal Agency other than the officers and employees of General Services Administration (GSA) or their authorized representative.
