- REQUIREMENT: The U.S. Government seeks to lease a maximum of 18,400 Rentable Square Feet to yield at least 16,000 ANSI/BOMA office area square feet of Class A space for use by tenant for personnel, furnishings, and equipment. Sixty (60) parking spaces are also required, preferably structured, some of which will need to be reserved to accommodate fleet vehicles. Proposed premises will need to be configured into three separate suites with dedicated entries and work areas. Contiguous requirement can be satisfied on one floor or vertically. Buildings offered must provide adequate means of ingress and egress; must meet requirements of the Architectural Barriers Act Accessibility Standard (ABAAS) for the handicapped, NFPA fire protection and life safety standards, and ASCE/SEI seismic standards; and must be altered to meet the tenant agencies’ unique specifications and be fully-serviced. Space offered must have potential for efficient layout and be ready for occupancy by mid-2009. Brokers or agents may represent the prospective landlord, but any properties or proposals submitted by brokers/agents must be accompanied by written evidence that they are authorized to represent the building’s ownership. LEASE TERM: Lease term is ten (10) years, five (5) years firm. LOCATION: Area of consideration is Downtown or Midtown Anchorage, AK EXPRESSIONS OF INTEREST: If you desire to submit a location for consideration, please forward information by 5:00 PM EDT, Friday, September 26, 2008. Expressions of interest should include building name and address, 1/8 inch scale drawing of space offered, rentable square feet offered and rentable rate per square foot (specifying services and utilities included), and contact information for owner or authorized agent.
