Description
The General Services Administration is interested in leasing approximately 4,373 rentable square feet of office/flex space contiguous in a single floor. The rentable space must yield a minimum of 3,803 ANSI/BOMA Office Area (formerly usable) square feet, together with four (4) reserved inside or exterior gated parking spaces, for use by Federal Law Enforcement. Offered space must be in a multi-story building and cannot be on the first or top story of the building. Occupancy is required as soon as possible, but in no case later than September 1, 2009. The space shall be located within the following delineated area: West: Highway 280 North: Highway 92 South: Sunnyvale Saratoga to Matilda Avenue, Sunnyvale East: San Francisco Bay The lease term is 10 years, 5 years firm. Fully serviced leases are sought. All services, supplies, utilities, and tenant alterations are to be provided as part of the rental consideration. First class office space in a quality building is required. The offered space must meet the Government’s requirement for Fire Safety and Handicapped Accessibility. Regularly scheduled public transportation and or employee parking within three blocks sufficient to cover commuting and visitor needs should be available. Property located within a base floodplain (100 year floodplain) or wetland will not be considered. SUBMISSION REQUIREMENTS Expressions of interest must be submitted in writing and should include the following information at minimum (This is not an invitation for bids or a request for proposals): •Building name/address •Legal property description, recent survey, and property identification numbers (PIN) •Location of space in the building and date it will be available •One-eighth inch scale drawing of space offered •ANSI/BOMA defined office area/useable square feet (USF) •Rentable Square Feet (RSF) offered and rental rate per square foot, specifying services, utilities, and tenant improvement allowance included •Common Area Factor used to determine the RSF •Name, address, telephone number, and email address of authorized contact •In cases where an agent is representing multiple ownership entities, written acknowledgement, and •permission to represent multiple owners for the same submission AUTHORIZED CONTACTS: GSA is using a tenant broker to represent the Government in lease negotiations for this transaction. In no event shall a potential offeror enter into negotiations or discussions concerning a space to be leased with representatives of any federal agency other than the authorized officers and employees of the General Services Administration (GSA) or their authorized representative Carpenter/Robbins Commercial Real Estate, Inc.
